Single Garage Conversion

Looking to convert the garage into a living space and open it up with the kitchen. Only issue is the toilet and utility room being in between. I plan on moving the hot water tank so that won't be an issue but i'm looking for any advice on whether or not i should move the toilet and utility room to create a more flowing space.

The main purpose is that we never keep the car in the garage and would like a casual family living space where we can spend time in the kitchen and keep an eye on the child playing. Ideally just a small sofa and floor space for the child to play. Don't really want to extend out the back and lose some of the garden and i'm hoping the garage conversion will be cheaper too.

Any advice on this would be welcomed!

I think a garage conversion makes a lot of sense but it might be worth adding a porch to access this space

thanks Jonathan. Never thought about a new front porch to access the space.

Hi all, I am just wondering if anyone has converted their garage into a bedroom and included a mezzanine sleeping area to make more use of the ground floor space? We currently have a flat roof but wondering if I can change this to a pitched / sloping roof to create more height for the sleeping space. @ideasforinteriors - thank you. We are open to losing that door anyway as we already have a back door at the kitchen, so that wouldn’t be too much of a problem. We could possibly add another back door to a utility space in the middle. At the moment that would open into the walkway round the house but we have a lot of space at this side of the house so it wouldn’t disrupt anything. So would you all say it would be better to put en-suite in the garage conversion rather than split the main bathroom?

You would ideally move the Utility and W.C. However, the issue for that is how to get to the drains if you move them. You need a specific fall on a soil pipe and the further you move it horizontally the further you need to dig down to get the fall required to connect to the drain. I wouldn't know if you would be able to move it to the end of the garage and connect to the drain, depends where and how deep it is. It will be up near the front door or even (possibly ) out to the left on the wall that the kitchen is on.

Moving them may or may not be possible but you would be best advised not to do away with them as it would probably de-value the house.

You also have to consider the cost implication, to move the utility and W.C

Plus you have to insulate the Garage as it's unlikely sufficiently so to be used as a room.

So, i'd do the easiest option, which gives you a larger Utility and storage area, but leaves the Toilet central to the house.

Moving both would entail a lot of work and expense, but could be possible. Opening out in one of these two areas may also entail an RSJ as the wall is load bearing that the door is in.
