Comments (1)Yes you can extend 6m and keep the eaves at the party wall line at a max of 3m high, this falls under permitted development with the caveat that your local authority will liaise with all of your neighbours - if any of them are unhappy with it then it will be turned down and you would require full permission. Comments (21)I agree with Hugh re supervision plus by the time the extension is built your son will be nearing an age where he understands a little more. You may also want him in there to cook with you soon. I'm sure the kitchen can be designed from a safety aspect too if that's the only thing holding you back. I think the advantage of using OnePlan is that Karen can look at the whole house spatially etc and you're not tied to a particular kitchen company (I'm not on commission!). Click on her profile for reviews etc. I second Hugh's comments re karndean too! I like the heringbone parquet! If you did want to hire an interior designer (designers tend to be qualified in planning too I think as opposed to an interior decorator although many of those could be qualified by experience) then you could find you save as much as you spend. Some of them will offer you their trade discount which if doing the whole house could add up to an awful lot. They may also make you save from any mistakes and I've made a few of those! I'd go on houzz and search for pros and look at their reviews and previous work. Comments (8)An alternative from your plan would be to move the dining table to the left of the back doors ie off the kitchen. Have a couple of chairs and coffee table to the right of the doors to look out over the garden. Then move your main living area to the immediate right of the island so you have a larger squarer space. You can then partition off a smaller space opposite the current study/utility to create two rooms - one utility and one study. Comments (2)Hi Andrea, How exciting, congratulations. A couple of comments I would make. There is a lot of seating/eating in the kitchen! Do you really need a bistro table, dining table and island? I think the dining table is a must but the snacky casual seating I think either/or! Also as a guest, I hate toilets with two doors! I always think I'm going to forget to lock or unlock them both! I like the concept of the large utility room and I can't quite read all the words on there but can the toilet perhaps stay in its current location (saving ££) and make the kitchen and utility room one space with a new backdoor elsewhere or by shortening the existing toilet wall?
