Replace south facing conservatory with extension?

Hi...great site which I've only found recently. Already finding it very useful since we have moved house recently.

Just after a bit of advice on another job we are looking at. Original idea was to just paint the kitchen cupboards for now - but I wonder if the budget allows if we can replace the conservatory with an extension with nice bifolds etc (not nessarily to get much bigger but have a better use of space). Have got a big garden so would be a great outlook. Also south facing so not sure if that would determine if bi folds good or bad. My idea was to knock down the wall between kitchen and conservatory- brick at the side and then have the bifolds at the end. Have a dining table overlooking the garden. Obviously all depends on cost. Would also be good to have room for tumble dryer somewhere as that is currently under the stairs. Any ideas?

Hello! I think that’s a great idea! It will really open up the kitchen and make it feel a lot lighter.

We have an orangery extension on our kitchen and it was the best investment we’ve made. It’s my favourite room and just wonderful all year-round. In the winter it can feel very cosy with candles and in the summer you can open up the doors and windows and let the fresh air in. We use it as a dining room and it’s lovely.

The photos below aren’t mine but they give you an idea of what I’m talking about.

It feels more like a solid room than a conservatory which I think is good if you’re planning to use it all year-round.

That is a good point. I have thought of staggering the line at the back. Unfortunately that would not work with our garden as we have limited space at the back and the extension would shade a large area. The current living room is small and I am concerned we are creating a long narrow room. We have got used to the cosy space but when the family return home it is too small. The living room at the front will be more a snug/office space when we are finished. I am attaching some photos of the current room/conservatory.

What did everyone do re aircon or blinds? We were considering renting our house out at some point but it gets hot in summer which is not an issue for living here as you can open the doors slightly and it cools straight away but for guests - it's not that easy. Thinking of blackout blinds for sleeping but are there sheer ones which keep the light but reflect the heat?? Also aircon - anything not big and ugly that would work in a large open plan room?

We’ve got warm oak Karndean in south facing kitchen/family room and adjoining conservatory. Conservatory floor has lightened (but tbh I’d expect that) but no fading in the other rooms. It all still tones in - no real issue unless you go looking for it. The conservatory flooring has been down for more than 10 years - still looks as good as new despite the sun!

Hi! I come across these issues all the time! To some extent it depends on your water company - for example United Utilities are very different to South West Water in the way they approach it, what they'll accept and at what point in your project you need to deal with them... Each water company has their own way of doing it and they tend to have guidance and someone you can contact to get their specifics... in general terms... If you are at the start of the shared drain (as in the drains on your property only have your waste draining into them). Then it is not actually a shared drain - it is your private drain - so you can deal with it as you want and there should be no requirement to get permission from a water company. If you have shared drains then you need to find out what is allowed because you will need permission and any changes (if changes are allowed) will have to be done to specific standards. Some companies are very restrictive about moving manholes. So you may need to both spend more on the drain alterations and moving a manhole, if any are allowed, or alter your designs so they avoid the manhole. I have seen some homes with internal manholes. I don't recommend this, but I have seen it. I don't know if this would comply with your water board requirements. It would be very tricky to do in a way that would comply with many building regulations requirements - specifically insulation and air tightness. If you have the budget and you need the extra internal space then you'll get better quality and more useable space by building an extension. Conservatories are generally pointless - as you've pointed out they are comfortably useable for only a very short portion of the year. Just replacing the roof doesn't really change this much - you still won't have a very comfortable space internally. Hope this helps. Thanks Lizzie that looks great. I have to say though I need to be convinced on the orangery type of extension as our last house and this one has a got a conservatory and our previous one had one too and I'm not a big fan (the usual too hot in summer, too cold in winter, too much glazing etc! I can understand it's better but would be concerned about having the same type of issues - presume yours is ok?

Man about the house - thanks for those drawings. Interesting you have done a seperate utility room - was hoping with all the extra wall space to have them down the side. Is there still a preference to have a seperate utility room? Maybe I need to go bigger!
