Comments (13)I hope you don't mind me saying but I think with your current budget, assuming this also includes the boiler, flooring, bathroom etc, you may be a bit limited in what you can do. Longer term I would create a bigger conservatory or extension. For now, I would remove the dining room wall (assume this is non-load bearing) and the loo and porch (but you'd need to check building regs for porch). I'd have the same layout kitchen but taking it to the conservatory wall and extending slightly on the right (if you want to keep lounge door). Personally I'd close off the lounge for sofa arrangement. Consider maybe a round dining table that sits where the existing kitchen/dining wall is and have pretty much most of the dining room as a play area. You can either put seating in the conservatory or the kids can also use this. If the shower room is big enough Id just add the WM (again need to check regs). Although you don't need a separate shower now you may well do in the future? If the WM doesn't fit, then remove the shower and keep the loo and sink. I think if you shop around you should be able to do a new kitchen, bathroom, utility, flooring, boiler and decorating within budget but extending space may be a phase 2. Get a local fitter or builder for kitchen and try howdens or ikea for the actual units. I still say front room, but mainly to describe the location of say my book or glasses if I'm am asking somebody to fetch them for me. Plasterer has been in already but only plastered where needed so I'm assuming that means we don't need to plaster behind wall paper (some of which had to be removed for the rewiring) and Painter seems happy enough to do remainder of filling/smoothing walls but thanks for the tip, I'll definitely check again with them.
