Comments (6)As you don't have a separate lounge / snug, I think I'd have a separate lounge so that you can escape the kitchen sounds and smells when you want to relax. You could have double doors connecting them so that they're not completely cut off from each other. Comments (17)Jonathan, AMB, thank you ever so much for your advice and designs! We had been toying with the idea of pulling the garage forward. Back in the early 2000s, planning permission was rejected for a double garage in the opposite corner of the driveway but a sensible solution would be to come forward next to the neighbouring property, no light issues and should not upset the 'street scene'. I've always been keen on moving the stairs but associated costs have dampened my spirits a little. That saying, in there current guise they are incredibly steep and dangerous for the young and elderly. A new configuration may well improve the landing space/flow on the first floor. I completely agree about the driveway, my initial thought was grasscrete but we'll never have more than two cars... if that. With us eventually getting some gates up, that could be quite an inviting space. I've been watching a lot of house shows and they always mention about being able to see the garden from the front entrance which you have captured in that floor plan. Phases of work is a strong debate and you are not wrong AMB. I guess once we have a final plan, the phase of the works should fall into place. The fireplace was a family heirloom of the previous owner, took it out his grandad's property apparently! In terms of decor, we want to embrace the character of the property with an added modern twist. We are very keen to incorporate a hallway for the very reasons you mentioned. Interested in renovating bungalow (not yet bought) Layout is a bit all over the place so needs a re jig. Budget of 60-70k Would like 4 bedrooms but 3 good sized may work. Kitchen large enough for island and table - over looking garden. Garden is large enough to extend into but wondered if loft conversion would be better. Forever home. Comments (20)I’m not 100% sure I have the dimensions or orientation correct - hopefully I have. I definitely agree with taking out the stud wall between the kitchen & hall. I presume you will replace it but further away from the back wall of the house which will lengthen your kitchen. If you keep your kitchen in its current room I think you could have your run of tall cupboards as proposed in the new kitchen plan but switch the orientation of the island to run in parallel to that wall. Put the hob on the island and you will look towards the dining area as you are cooking. Having the island parallel to the tall cupboards is also a more modern look. If you take out the wall between the kitchen & current dining area too you would have the scope to make that run of cupboards a bit longer too by taking them over to your double-doors. I think you need to make that whole space at the back of the house feel like one large room (kitchen diner) - which could be achieved by including some of the same kitchen units in the dining side.
