Bath in main bathroom or just a shower?

Hi all - as you may know, we are in the process of having an extension. as part of this, our existing bathroom - that has a bath, will become an en suite and we will be having a new family bathroom built. we have two kids aged 10 and 8 and do sometimes have guests. question - would you make the new main bathroom a shower room (no bath) or have a bath and shower in there? i am thinking about practicality and also resaleability in the future?

It depends on how much space you have. If your new bathroom will be a standard sized one, around 4-6 sqm then having a big shower enclosure or a wet room is what our clients usually go for. And because your kids are quite grown up, unless one of your family members really enjoys taking a bath, it will be more practical to have a nice comfortable shower.

From another perspective, if you’re looking to rent out or sell you property in the near future, having a bath and a shower increases the value slightly..good luck with your renovation project!

I think a family house should have a bath in at least one bathroom to give it sales appeal to the widest market in the future. Most families with small children will expect a bath I think.

Update -- my plumber finally returned. Not sure what he did while here, but he told me again it wasn't working -- then he did some work on a radiator which had a small leak. We were having a long discussion about options on pumps, new showers, taps etc and I read out the installation guide and he tried it again, and suddenly it worked. It is bizarre as I don't know how many times i tried it previously. My friend who works in construction ALSO called earlier today and tried it several times to no avail. It must have been extremely stiff or perhaps the plumber realised some airlock whilst fixing the radiator since I think water pressure is much stronger since he went. Thanks for everyones help -- i learned lots on plumbing and a valuable lesson to take out the installation manuals myself and not trust that trades men know everything!!! I feel like celebrating!!

I This is a cloakroom with the burlington look . I think if it is your main en suite a good size shower more important than the bath , no point putting the bath in if it looks cramped. I prefer concealed valves put the exposed suits the traditional look!

my bathroom is pretty much exactly the same. I have a long tall think radiator rather than a towel rail to the left of my sink and proper door which I think looks better & saves space. A lot of people here have talked about a smaller sink; while that might look better, small sinks with a family really aren't convenient!

Hello fullrenov, With so many finishes and colours to choose from it can be quite a feat getting all the materials to match... Things like pop up waste and bottle trap etc can be forgotten in the excitement of it all... but..... before panicking about it, consider if things are in certain areas... Could they team with chrome? I like Nickel.. Do you see the waste and could you live with a chrome one? Ie if it is a deep bowl such as the one pictured where you only see it when looking directly into the bowl. The way to look at this is to perhaps introduce a bit more chrome into the equation and then perhaps it will seem deliberately designed around the two finishes.. With the screen you really want it not to stand out so much especially if its fitted onto a light wall/tiles... So consider where you can introduce chrome or silvery accessories and move the chrome element on to include mirrors etc... A few images to give you an idea that black or dark metal fittings are style on tap! :))

This is a common dilemma on here. If you only have one small bathroom then choose what you prefer for your life and lifestyle, but as there is more than one bathroom I would suggest a separate bath and shower in the family bathroom. I personally detest showers over the bath, but only because I have mobility problems! i had my bath removed and a walk in shower installed. It’s personal preference in the end.

When we had our family bathroom redone, we agonised for a long time about having a bath and shower or just a shower in there.

We thought that although we only have a shower in the master en-suite. as one of the guest bedrooms has a bath in the en-suite, we would only have a shower in the family bathroom as it more suited the way we live and we were doing the bathrooms for US and not someone who may buy it in the future.

We concluded as long as there was a bath somewhere, this was enough for any future resale.

Incidentally, as there is only 2 of us (and the cats) now I use the master en-suite as "my" bathroom and the OH uses the family bathroom as "his". He did get the better deal though, because we still have yet to re-do the master en-suite, so it's really crappy.

Even if you plan to stay there for a long time and when you do plan to sell, it it might be time for a bathroom update anyway, a bath will definitely be better than having no bath. Even if it doesn't put buyers off, it will be another thing to add onto the 'negatives' list ( even if it is an out dated bathroom ). If a young family is looking, they will want a bath so you don't want to limit your potential buyers.
