Comments (41)Hi Nikki, we went with Thomas Sanderson blinds and originally went with the manual version but they didnt work very well so they upgraded our blinds for free to the battery operated version and they are great. Not 'blackout' as advertised but still pretty good. We paid around £4000 I think but if we were to have paid for the battery blinds it would have been £7500. Wish there was a better option but they seemed to be our only choice that would ensure our view was unobstructed and the room was dark. Comments (11)@Jonathan - Hmm the issue with splitting the bedroom above the kitchen (which is currently the master and the biggest) is that you have reduced head height all around the edge. Not sure it'd work to be honest, and I'd rather keep the master bedroom away from the adjoining property, despite thick, old walls. Definitely agree re taking advice from kitchen designers though - important we maximise the potential. @Minnie - Ha, funny you should post that kitchen - that's exactly the style we're looking at; hand painted with a dark blue / white contrast. Had even looked at the deVol ones but I don't think our budget will quite stretch to them, but a local supplier has quoted about a third / quarter of price for something similar but made of pine. Definitely going to add an island, and we had thought we might move those existing units to the utility space downstairs, but upcycling them to become the main kitchen is an interesting idea we might explore. We're also big fans of the existing panelling, so that will probably stay, even if we have to first remove it to damp proof that back wall (it's semi underground, build on a hill-side). We had also considered the idea of an ensuite jack and jill bathroom between bedrooms one and two but we were a little concerned about storage space - we're not big on freestanding wardrobes taking up space, so the existing built-in wardrobes we'd lose to do this wouldn't be ideal. I know where you're coming from regarding the Victorian Range, however, I actually don't think it's original and it's not very well done. The surround is not made of the same Yorkshire stone as the rest of the building is (it's actually quite ugly up-close and looks a bit like crazy paving), and it's freestanding from the surrounding walls - I think it might have been some kind of 60s attempt to recreate a period feature. We had also considered the idea of stove / fire in both the kitchen and the dining room, and if our budget allows, it could be a possibility. However, the dilemma as to where it would be positioned in the dining room still stands, with no existing chimney breasts in there, bedrooms above it (making a centrally positioned fire on the only available long wall difficult) and lack of particularly usable corners. Realistically, wherever the fire / stove goes, we'd probably want a TV to be somewhere nearby so we can relax and enjoy it, so even if we find a good spot for the fire, it's finding a complementary place for the TV and sofa to go too that makes life even harder. Comments (51)Yes you’re right about that Love your home bed, the wings are deeper than our wardrobes (which are half recessed) so if we had little shelf bedsides they’d be really hard to reach, we‘d have to sit up and reach around the wings. If I’m honest I don’t think we can face doing anything too complicated like false wall or moving the sockets to allow for the full width headboard! New lights.... maybe... husband is predictably Not Keen. So, I think that boils it down to the naturalmat Prideaux bed, in linen 😁 with the bigger headboard size if they will do that. I’m up for painting that section of wall though - we could either use the mid grey green shown on the door, or a much darker grey green (the mid is Blanket and the dark is Squid Ink, both Paint & Paper library). If we use the mid paint then the bed colour would be dark and vice versa. Linen curtains - need to look at all my samples in the room later on today! Comments (17)Hi Rinq, thank you so much for taking the time to draw up some possible floor plans for us - this has been incrediby helpful. I love your proposed layout for the kitchen. My only concern with your design is that the wall with the kitchen- diner entrance is load bearing and would therefore require structural work to move. Presumably this would not be an issue, just something I will need to discuss with a builder for an estimated cost. Do you think there would be enough room in the kitchen to add a pennisula on the external wall of your design, turning your design into a G shape kitchen? This is something we are considering but it is hard to tell whether the area would feel cramped. I have attached a screenshot of another kitchen design that my partner likes which utilises an island although I do not think our kitchen diner has enough space for this. Again, thank you for considering and proposing a floor plan for the 1st floor. Your approach to moving the master suite to the left of the property makes complete sense and appears a better utilisation of space, although walking this through in the house we have realised the views are much better on the right hand side of the property from the existing master bedroom and feel it would be best to keep this as the master. Do you have any recommendations on how best to use the extension for an en-suite & walk in wardrobe i.e. layout of bathroom items, which way round to have the two rooms, and also considering the window positioning & soil pipe that will need to be inserted to remove waste at the front of the property.
