How did you satisfy Building Control without an apparent handrail to the staircase?

Hi Graham. thank you for the kind message :-). The image that you see is a 3D image, not a real one. however, you are very right - you do have to have a handrail which is of course specified on our CAD drawings and Building Control drawing. we get someone to do the 3D images for us and on this specific package we had many comments on the lighting, materials, colours of the images and the 3D rendering guy did it again and again so once i received this one - i just left at as it is...:-).

The sitting room is a panelled room in lovely condition hence we don't want to open it up completely to the kitchen or use it for WC. It's kind of a bit of a waste of space but it is too nice to tear apart! Re putting laundry upstairs - I thought about this but decided that if I had the laundry upstairs I would still want a mudroom/ cleaning room downstairs so it makes more sense to consolidate them. Plus it's nice to have the access to/ view of garden. Hopefully this isn't a decision I regret :) Minnie - stairs go round a corner so there isn't space underneath unfortunately. Again the hall is panelled so don't want to mess around with it. Love the idea of a window seat in the bay - will definitely see if this could be a possibility! Just got the latest plans through with pantry removed and toilet/ utility separate... I think I will ask the architect to put an alcove into the hollow wall in the lounge for the music. Other than that I am pretty happy with it. Just about to check all the measurements to see if it works with the sofas!! Thanks all for your input much appreciated :)

I'm going to get a bad name on here for being the voice of doom...........I just like to point out pitfalls so that people are informed. The right side of the house was built as a single storey. Therefore you cannot presume that when the footings were dug, that they were dug deep enough to accommodate two storeys in the future. In fact, it's unlikely, as that would have incurred more cost. Thus, you should presume that the garage floor would need to be dug up and the footings investigated. It is most likely that the whole end would need underpinning of some sort or another / new footings etc to accommodate another floor above. As that's costly, you may wish to amend the plans for the upstairs and the down stairs and consider something more like Jonathans excellent plans. This would be my starting point, along with , as always where the accessible drains are, which as luck would have it, appear to be both front and back, so that's good news. I know that we'd probably all do something different, and I agree with Jonathan about that end. I personally would have to have the big open plan rooms at the rear........better view or not, just simply for the amount of space to move about in unhindered. I like space! If I wanted to have somewhere hot and sunny to sit, i'd have a terrace at the front as well as the back, but I wouldn't sacrifice the frontage to achieve it. If you've got a lot of space then as one of the other ladies mentioned,,,,,,,,,,,,,push a terrace far back enough so that you catch the sun.

The actual bathroom is nice, but sorry to say it’s all your clutter that is the problem. Sorry to be Honest! You need enclosed storage to hide everything away. A mirrored wall cupboard above the sink would be a start, and then another floor cupboard in place of the metal unit. Also get rid of the toilet mat, they are unhygienic and old fashioned. Duck egg is a lovely colour to go with your beige bathroom, so if you want to carry on the theme get some nice towels either in duck egg or white. Get rid of the pink. When that is all done, you can dress the room with pot plants, either real or faux, and some nice hand wash on the sink. Here’s a few ideas for storage. If budget is tight, buy an old cupboard from a charity shop and paint it either white or match it with the tiling or a colour from the smaller tiles.

Your bed seems perfect for a nice soft romantic look, I would go for a floral paper behind bed (Raipur floral from wall paperdirect) is romantic but bang on trend colour wise, if you could, put fitted wardrobes along the wall behind the door, move your dresser to the alcove where your wardrobe is now, maybe invest in some drawers for under the bed also, storage seems a bit of a problem, and I would go with maybe stiffkey blue paint for the rest of the walls. This will give a nice cosy atmosphere to your room. A place to go and unwind. You could you white and silver accessories for that fresh feeling too. Nothing like crisp white bed linen.
