What would you do with this floor plan?

Hi all. A friend is considering buying a house and is thinking about what he could do with the kitchen space. There's room to go out at the back and a little at the side. I'd be really grateful for any layout ideas? Thanks x

What do you think of open plan bathrooms?
Comments (65)I'm looking to renovate the ensuite of my 2 bed flat and came across photos of open plan bathrooms. Some of the photos look great and I'm considering it as I don't have much room to work with in the bathroom and my bedroom has room I can use. I'm looking at moving the basin into the bedroom area, which would free up space for a bath and shower. I was thinking of making the basin look less bathroom-y and more like a makeup desk using wood and soft furnishing and a full length mirror. The rest of the bathroom would be behind a wall (no door). Main problem is that the door to the bedroom will open to the the basin (the rest of the bedroom is on the left), which I guess would put people off. I quite like the idea but I'm concerned it would put off potential buyers (more so after reading the comments). Should I stick with a traditional ensuite? I can put a bath and shower in there but I think it would be too cramped or I can loose the bath and have more room with just a shower. Comments (0)Hi all My husband and I are in the process of moving to a newhome, which we want to convert/extend. We have two young children and this needs to be a suitable family home for the next 10-15 years. I've got some ideas for what I want to do, but I'm really interested to get other people's opinions! I've attached a photo of the current floor plan. What we want to work towards is a home with: Combined kitchen/diner Family room/play space plus separate 'grown ups' space Large utility room Downstairs loo and upstairs bathroom, plus master en suite if there's room Study/workspace (this is very important as I work from home) Three good sized bedrooms Easy access into the garden so we can move freely between the two when the weather is nice Any clever space creating/saving/storage hacks very welcome Ideally we want to be clever with the layout but if we can keep some of the existing structure, we should - we don't have a massive budget for this project. Comments (2)If you want more living space and you want the master bedroom to be upstairs I think it makes more sense to loose a downstairs bedroom rather than an upstairs one. Personally I think you should better link the house with the back garden and then build a dormer upstairs to gain space for an upstairs bathroom....See MoreTani H-S

And a small laudry. An all in one would suffice. :)
And some extra glass for a more open feel and light in the hallway.
This might be the most wonky floorplan adjustment I've made on here! But since I don't have measurements, the roughness might be forgiven ;)
