Garden in a home floor apartment - how to completely isolate

Hello,

i'm considering buying an apartment on the ground floor of an apartment building. It has a quite big rectangular yard at the back, which I appreciate very much.

The problem is, many people can look into my yard from the other apartments (to the left and right, but especially from the top down). This, I don't appreciate as much.

So I was wondering if it would be at all possible to completely isolate my back yard from views from the surroundings. I would love to get a sense of aloneness and isolation.

The yard is about 7 metres wide and 20 metres deep.

The graphic on the right shows the general idea. i want most of the garden shielded from looking in.

What would the best options be, while still allowing sunlight in? Is this at all possible? Maybe with a covered pergola?

Hi.

I think some cedar cladding would look nice, lovely space you have. Maybe some artificial grass as well to add some variations in materials without the maintenance.

Lots of places are selling decor fence panels as well which look really cool.

For us, this term is not limited to improving wheelchair access, although it is a big and important part of it. It's second meaning is more general - removing unnecessary thresholds and other trip hazards means an improvement for everyone, but more importantly for small children and elderly. Let me give you a couple of examples : Removing thresholds on doors Older properties have inherited these from years of small and larger changes, after works have been done to varying building regulations, or dare I say common sense and DIY. The cause is usually down to the desire to save costs, where for example old floor boards have been kept in and new flooring was simply added on top. On some occasions we have come across bathroom floors which have been tiled over twice, with no regards to good workmanship. Installing a down stairs WC There usually is unused and left over space under the main stairs on the ground floor, but if this is not enough for you, a small rearrangement may be necessary. This will not only help older people, but also your guests will no longer need to use your more private bathroom upstairs. Installing level access to the garden You must have seen this in countless pictures - a wide sliding folding door slides effortless to the side, and thanks to a recessed floor mounted track, no one notices that there even was a door after a while. Many properties with smaller doors into the garden still have a step down into it. This is usually because their house was build without much foundations, with a suspended and ventilated timber floor or whoever build it wanted to save costs and basically left you with a step down into the garden. The clearest benefit of such a situation is that this helps with keeping water out from your house, as it would have to rise to a relatively high level before reaching over the threshold. However, it's not ideal, and "able" people can slip or trip on such a threshold, and it's not easy especially for children. So why not add a raised decking outside, which will give you a dry and stable platform for a nice table and chairs, and perhaps that outdoor grill you always fancied? Advice If your project deals with an older building, which is very likely given the vast number of pre war properties in London and the UK, you may be faced with a dilemma such as this : Do I spent money on so called hidden items, which won't be visible after the project is done, but changing these items will give me other benefits, such as increased height, level floors, less risk of leaking pipes, better sound and thermal insulation etc? Speaking from experience, it helps to look at it from a "how much does it cost if I get issues with it after my project is complete" viewpoint. Do you have room to have the entrance on the side as that helps enormously. You will still end up with a bed sitting lounge, but can fit a kitchen and range, a wet room and mezzanine above the kitchen. The only problem with this design is no storage, No separate bedroom so no wardrobe, chest of drawers etc This puts the front door at the front, but you still need to be right there with the soil pipe, so bathroom comes first. Kitchen with no window. Allows for mezzanine over kitchen but room for only one sleeping area, however, it is now separate from the lounge. S till not a lot of storage for clothes, which would have to be up on the mezzanine. By using the plan above and utilising the whole space over the kitchen and bathroom, you could have the mezzanine there. This gives you a separate sleeping area and possible storage.

We’ve had a large summerhouse built and have been using it since Dec. It has a toilet and shower and sink for doing a little washing up. It’s being used as an office as well as a man games room. It’s about 70m from our house and the water supply and drainage was a must to gain maximum usage and also stop dirty children running through the house in the summer. We did have a water supply half way up from a previous installation. The drainage added cost, but the company we went with used a pumped system which needed much less digging and can be hidden in bushes. We have 2 wall heaters for heat, as we decided to save on the cost of under floor heating. The floor is very cold, slippers are a must - I’m not sure that underfloor would have been enough though. Thank you for your suggestion regarding the house layout. We really like what you've done to maximise the space downstairs and to include our room requirements in your thinking. We love the utlity area, with an additional nooks for coats etc. and the sizeable pantry off the kitchen. Definitely a good idea to incude plumbing, where we play to put to palyroom because eventually we could see this turned into an additional bedroom for elderly relatives. The re-shuffle of the upstairs space is clever, to minimse cost e.g. with the en-suite bathroom for the master bedroom. I prefer what you've done with the two smaller rooms, by including a doormer whould make the space more useable...and one of the rooms could still become an office. Questions: - by installing roof lights in the downstairs extension, do you feel that would be sufficient light for the ktichen space? Very concious to not make the middle space of the downstairs too dark? Thanks again - blown away by what you've produced!

Don't think you can stop being over looked from above. I think you can have some partial privacy by creating a roofed porch/pergola off the back of your house.

Have a look at shade sails, the mesh type are strong allow some light through but will provide privacy.

If you overlap them at different levels, it will allow angled sunlight through while blocking the view from above.

As an alternative a pergola with a sliding awning, though a bit more work to cover the whole space.
