Which LVT flooring would you choose

Hi guys,

I've getting my kitchen diner, small hall and utility floored and whilst the installation costs will the same, the Polyflor Expona oak style parquet LVT (commercial grade) is £1900 for the materials, and the Luvanto oak style parquet LVT is £1500. For context, this is between 25 and 30% of the overall cost of the flooring job for the whole house.

Which would you go for? The room is dual aspect with a south facing window (diner part) and a north facing window (kitchen and utility parts). I want to have the floor down for many years to come and it may take a fair bit heavy, plus I'm conscious of flooring fading due to protracted sunlight on it.

I take it the question is with regard to longevity rather than aesthetic?

unfortunately I can't find any detail on the luvanto website but I'm assuming the polyflor has a much higher wear layer due to it being commercial grade so would opt for that if so. Maybe put something on the windows to reduce fading as I think all LVT can fade as far as I'm aware and I don't think you're meant to use rubber backed mats with LVT , just in case you planned one by a door

Hi LTS, are you changing the top windows in the existing house to match the windows in the extension? Personally, I don't like the small fan windows as the thickness of the frames blocks out the view too much. Your 1st picture with the symmetrical larger panes looks the best in my eyes (time stamped 22:23). As you've said, the larger frames still have both trickle vents and locking positions so the windows can be locked with a small air gap for circulation. We nearly went with these windows on our house, but decided to go for a single full opening window instead. we are very pleased with ours. I can upload a picture if you're interested. For the integrated blinds, do you mean the blinds that are inside the window/door glass? I looked at the too but didn't like them for the following reasons: The blinds take up a large amount of the window when they are stacked open. When the are lowered down but still open, the amount of light blocked was still quite high. The speed of movement of the blinds in the glass was quite slow. We will be using electric roller binds in the window reveal instead. It is possible to get blinds integrated into the folding door frames too. I think a brick wall will look amazing as I love them. I love the rustic orangey reds like the one behind the faceless lady. It adds so much warmth. You could use brick slips instead which are real bricks but much thinner so they are applied rather like tiles. My builder brother used them on a job in a loft and he really liked them and they look like full size bricks. These a brick slips

Can I say none of them?! Don’t rush and buy a mirror unless you’re 100% sure. Others will come up on eBay. If you don’t ‘love’ any of those then you won’t regret missing out on them. I think you can do better than those.. although if I had to choose it would be 3

We have commercial grade Karndean. It's been down for around 12 years and started fading after 9-10. It's now very faded in the conservatory to the point where it needs replacing. To be fair the conservatory has a glass roof, and it's probably therefore had a good life. We can't fault it, as it shows no wear really other than that. We have dogs run in and out all day on it, we walk in with boots sometimes, the grand kids ride small vehicles all over it.........and it just takes it on the chin.

MATH- try an acrylic high gloss floor polish rather than replacing your floor.
It will give it a new lease of life

Hi Huw,

Polyflor are a top UK (Manchester) manufacturer. The 0.55mm wear layer gives it a heavy commercial rating. You'll get tired of it's looks way before it wears out… true story!

Not sure about the origins of Luvanto. QA have sourced it from the manufacturer and put their own label on it. QA are a flooring distributor. Doubt you'll be able to buy directly from them and most likely will have to buy through a third party.

We'd recommend you approaching both Polyflor and QA, asking for the technical data sheets for these products, saying you specifically want to know what the UV rating is for these products and are they guaranteed not to fade?

We'd recommend not taking Jonathan's acrylic high gloss floor polish suggestion. That may work on engineered/solid wood, but not a man made LVT

I have used Polyflor on a number of large projects and to be frank have never had a problem with them and I often find that with flooring it is a case of "you get what you pay for."

My fitter told me to get the care kit to help protect it. Karndean do one for about £35 and polyfloor have just released one although it’s more expensive at the moment.
There is a cleaner and restorer which puts a top coat on (Matt and not a varnish) and that should help stop scratches etc. Said you should use it every 6-12 months depending on traffic in the room.

I’m going to get one once we choose the flooring.

Heard good things about Polyfloor anyway so

0.55 wear layer is the entry level for commercial application and the maximum wear layer for commercial application is 0.8mm.

You are looking at a product that is not really required for residential application, especially if it's your home.

Good residential LVT floors start with a wear layer of 0.2mm and can be also 0.3mm and 0.4mm which are more than enough even for rental properties.

We recommend Project Floors from Germany with prices starting at around £15 per square metre.

If you still want to go for commercial graded floor at 0.55mm we can offer a vast range of products starting at £19.99 + VAT
