How to pass building control?

last year

I have a similar property and I really like the way the space under stairs is utilized in this photo. But my architect told me I can't have the same because of building regulations. Hallway and stairs need to be separated from kitchen by fire door. Do you mind tell me how your project passed building control?

Your architect is correct if your house is more than two storeys (as the one in the picture is). We installed a concealed fire curtain which drops down in the event of a fire alarm, to separate the kitchen and living area from the escape route. There is also the option of mist systems for non standard open plan layouts. We hope this helps! Regards Warren Howling

Permission is always required for any building work or alterations to be done on your property, but it’s not always clear how Planning and Building Regulations approval processes differ. There are also responsibilities under the construction health and safety regulations to consider. Building Regulations set standards for the design and construction of buildings to ensure safety and health for people in or about those buildings. They also include requirements to ensure things such as fuel and power are conserved and facilities are provided for people, including those with disabilities, to access and move around inside buildings. Planning is there to guide the way towns, cities and countryside develop, including the use of land & buildings, how buildings look, landscaping, access to highways and how the development will affect the general environment. For most building works, separate processes are required for both Building Regulations and Planning Permission. For building work, such as internal alterations, Buildings Regulations approval is needed, but Planning permission may not always be necessary. When in doubt you should always contact your Local Planning Authority or a Building Control Body. When carrying out, or having construction or building work done, the Health and Safety Executive (HSE) may need to be notified and there may be other duties as well under the Construction (Design and Management) Regulations 2007 (CDM 2007). Although a domestic client does not have duties under CDM 2007, those who work for them on construction projects do. Hello Dub M, Lovely good to know, there are a lot more than just those two ideas though, so just like you would, I do a lot of research as part of my services include procurement..I'm always looking for something interesting and innovative. Yes you have it absolutely right... You need to look at the house as a whole and get a feel for what you want the bones to look like, the colours and the fixtures and fittings including the furnishings.. For sure keep things in mind, and when you get in the space that's when you can start to flesh out ideas when you're near to completion of works.. .. (Kitchen and bathroom aside as they will need your more immediate attention.. Colours and flooring are best looked at as one and that doesn't mean they have to match.. From there you can work in the rest... It's how I do it anyway.. Furniture too but the first two are very important and have to be complimentary. It's an exciting time and so your ideas will continue to evolve as you see the space around you becoming more complete.. There are so many ways you can do things so absolutely start keeping notes on things you like.. : ))

Hi Tina, if you pass on a copy of the electrical & Gas certificate to building control they should be able to issue a completion certificate confirming that all the work complies with building regulations.

Building regulations will generally apply if you want to build an extension to your home. However, conservatories are normally exempt when they meet a number of conditions: They are built at ground level and are less than 30 square metres in floor area At least half of the new wall and three quarters of the roof is either glazed or translucent material The conservatory is separated from the house by external quality door(s). Glazing and any fixed electrical installations comply with the applicable building regulations requirements The radiator you mention would only require building reg if it's an independant source unrelated to the main house. Clearly you would need a structural engineer, drawings, calculations and a submission to building control at a later date if you were to wish to remove the door from the main house and open up the wall further. It will be the main wall to the house and therefore, a supporting wall. You could not make the doorway larger without building regs.
