How to pass building control?

I have a similar property and I really like the way the space under stairs is utilized in this photo. But my architect told me I can't have the same because of building regulations. Hallway and stairs need to be separated from kitchen by fire door. Do you mind tell me how your project passed building control?

Your architect is correct if your house is more than two storeys (as the one in the picture is). We installed a concealed fire curtain which drops down in the event of a fire alarm, to separate the kitchen and living area from the escape route. There is also the option of mist systems for non standard open plan layouts. We hope this helps! Regards Warren Howling

Hi Tina, if you pass on a copy of the electrical & Gas certificate to building control they should be able to issue a completion certificate confirming that all the work complies with building regulations.

You're welcome. For backsplash: antiqued bronze mirror could look good and isn't too reflective. I also love a lot of the tiles that you can find here, for example the one I linked to could look great: https://tilebar.com/phantasm-marble-tile.html Marble probably has to be sealed, but it's quite stunning and different. Not a canteen look at all. Browse through the selection they've got. If you only want something behind the hob, you can maybe afford to go for something stunning.

Tani H-S, you are not the only one who has been trying to do their bathroom for one year :-). I realised I have mis-read your post, I thought you were having a shower door as well rather than a just a fixed shower screen, in that case, it doesn't make sense to have the separate shower hose on the opposite side of the fixed shower head. How about having the separate shower hose and outlet come out of the same wall as the fixed shower head ( pipes behind same wall ) but with the outlet as near as possible to the corner of where the short wall and long wall meet and then have an additional 'hook' on the long wall ( like julesbird2014 ) so that when you are washing the dog, you can move the shower head to the side hook and you won't get wet when you put the water on as the water will spray away from you towards the glass. When you are shampooing the dog, you can put the shower head on the side hook rather than having to reach over the dog and put the head on the hook of where the fixed shower head is or leave it on the shower floor which means the water will spray everywhere unless you turn the water off. Keep the controls on opposite side of fixed shower head ( stud wall ). Are you sure a 1.1m shower screen is sufficient to prevent water coming out? I was told by several shops that it was best to have a 1.2m screen if having walk in shower and minimum 1.7m long shower. I know space could be limited to 1.6m hence the reason for a 1.1m shower screen but if screen is too short then it would be really annoying if you find that water keeps coming out after you have used it. Have you considered looking into having frameless sliding doors instead? Sometimes the glossy photos look amazing with fixed shower screens but if they are too short, it's not practical.

The only way to do it is as Arc suggested, so that you have a means of escape in a fire. Of course you will still need a fire door on the kitchen too. It’s whether knocking the wall down & relocating the front door is worth it financially? How much space will you gain in the kitchen? You definitely cannot just remove the hallway. If the kitchen was on fire, how would you get out? Building regs won’t pass that off. Must be a protected means of escape. Presuming your house has fire doors being 3 storey, they usually give 30 mins of protection. So if your kitchen was on fire for example, the door closed, you would be able to escape in the way Arc has suggested.
