what would you do with this layout?

Looking at this house, and I was just wondering what you think would be a possible layout for this house. I’d ideally like to keep the garages on the front as storage, but probably half the space.

I would like to also have an office to play Vr games and jump around in

As for me I like open concept, would remove as much as possible internal walls.

Although it closes off the lounge, it makes for a better kitchen, so i'd probably go for something like this. Besides which, not everyone wants their main lounge open to a kitchen / diner.

We like the idea of an L-shaped sofa, but it will force you to walk where the roof is low. Maybe 2 two seaters angled towards the end wall with a gap in the middle so you are walking where the head height is higher, or maybe it's not a problem if you aren't as tall as us! You could consider chairs...a love seat?

I agree with doing away with the Pantry door in to the sitting room, it's not needed. However, although as you say it might make a better seating area with the hall to lounge door blocked up to, I think living with no door will be annoying. You would have to walk through the Pantry and kitchen, through the dining room and round just to get to the lounge. Likewise the same route to get to the downstairs loo, which i presume is on the left of the plan ( or should be ). Access from the hallway to a lounge is a given in any house, and I personally think it would be odd without it. If you're dead set on doing away with the lounge door, then move the pantry to lounge door right to the front end of the wall it's on instead of having it right in the middle splitting the work surface in two. That way you will have a door in the middle of the lounge and get better unit space in the pantry. I would also make the pantry area wall to ceiling cupboards with Shelves inside. It will act as an extension to the Hallway, and everything needs to put away.

One plan- yes others in the street have extended to the front, although most have done a full height 2 storey extension - so the precedent is there. Jen - it is a lovely layout but we have the opportunity and the money to make it perfect before we move in so would rather reconfigure it now. The combined dining/kitchen would be only 3m deep, and we couldn't extend to the back as the garden is just about the right size - we don't want to eat into it. Plus the living room feels too long and narrow at 5m deep

Hi, very far from a pro at this but have had a little idea. Unfortunately 25K isn't much at the moment with regards extensions and refurb jobs. But I think with a bit of DIY this might be possible. Knock through into garage and create a kitchen diner at the front and side of house. Leave a little space at the front of garage so can still put bikes etc in there. If budget allows stick some velux windows in this roof for light. Blue on picture indicates sliding doors so can look onto the garden. Red area becomes a downstairs loo and utility area (plumbing is already here therefore cheaper and if you are happy having the sink for kitchen near where the red arrow is (but in green area) that would save money/time when fitting it all. Current dinning area becomes a snug/playroom with again sliding doors to garden. Can make a nice wrap around patio later on to link both sliding doors.
