extra bathroom or bigger living dining area downstairs

we are building a 6m kitchen extension at the rear of the house. we have currently a toilet in the utility room on the side of the house.
we were planning on building another bathroom so that guest could use it when staying in the front room (it will eventually be an office/guestroom).
that would make 2 bathrooms + 1 ensuite in the house. we have 3 kids so we were thinking the more bathrooms the better for when they grow up as well.
question - would you add the extra bathroom (as per plan)or would you keep the extra space for a dining area (currently it would be in the extension)?
