Victoria garden flat extension advice
Comments (11)Aftenoon. I would definitely advice getting a professional of board. If you're going with an interior designer or concept planner - now is the time to get them in. They can then work alongside you throughout your project and help you get your ideas into order and help you work out what's possible and what other contractors you will need on board. I would recommend sending your initial plans/ideas so a few interior designers you are considering and start getting some prices in. Don't forget to ask what you get for the money. Will they help with lighting plans, planning permission, do you get trade discounts? It will all matter to the over all spend of your project. With projects like this it's also great to make sure you chose someone who includes 3D imagery of the designs so you see exactly what you will be getting as an end result. I have attached a few recent project 3D's so you see what I mean. There are hundreds of designers on here so I would start looking at some portfolios and get a feel for the designer - it's important you get on and that you think they will understand *you* and be able to interpret *your* ideas into the final layout / design. I hope that helps but feel free to get in touch if i can be of any further assistance....See MoreHELP AND IDEAS! Two bed ground floor flat side return/extension
Comments (4)Hi Saskia, Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception. Regarding the glass to the other bedroom it all makes sense. Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now). We've designed something very similar not long ago, please see link below. The project is currently under construction and will be finished at the end of June. https://www.houzz.co.uk/hznb/projects/victorian-house-rear-and-loft-extension-pj-vj~6159497 We would be happy to assist further with the design, please don't hesitate to contact us. Comments (13)Thank you for the replies. I have taken inspiration from a house nearby and really like the idea of a rear extension that opens up the back bedroom into a mezzanine area (which then becomes a home office / gym / laundry room. This requires the side extension to be of a higher height (~1.5 stories high) with a glass roof slanted towards the top of the mezzanine level. Given the back of our property is set down at a lower ground level than the neighbouring property by ~ 1.5 metres they will not be overlooked anymore than a regular 1 story side return. Do you think Lambeth will give planning for this kind of extension? bearing in mind we want to go back by 3m with a regular rear extension too. So it will essentially be a rear extension and side return (rather than a wraparound). The link to the photos of the house extension on the next street along that did this are here: https://www.zoopla.co.uk/property-history/8-northstead-road/london/sw2-3jw/18089869 The planning for this was granted back in 2004 so I can't find any docs related to it. Thanks fro your help!...See MoreExtension into garden - ground floor flat
Comments (11)Thank you for everyone's help with this, Jonathan great idea - I was thinking of potentially moving the kitchen to the bedroom area, to give a great living space, with French doors onto the garden. If I did go for the extension with the side, I was hoping it would be a bigger enough space that I could make the flat a 2-bed. Something like this - but not sure if living space will be comprised. I would personally have the front room as a lounge but could sell as 2-bed?...See Moresarahspence_93
