Office space dilemma

Our architect had drawn a concealed desk and storage (see area squared in red) in our new extension in the style of the one in the picture. Although the electrician has wired the space with data plug etc I am hesitant as I am not sure about whether this is the right layout for the space. What do people think?

I think it depends on what you're putting in the playroom, if you want a sofa and tv it looks too tight and maybe a bit awkward. Is there a fireplace that is to remain on the chimney breast?

as an aside, is this your only dishwasher in the utility? If it is, it seems impractical and quite messy. Could you move the sink, DW and bin to the island and move the hob along?

Thank you Minnie. Yes there is a chimney in that area. The plan is to have a wood burner/gas look alike wood burner. It is called a playroom in principle but this is all open to interpretation. You are right there might be a TV in there and a sofa so yes it might be too cramped. Maybe we put the office space in the alcove to the right of the chimney. A TV in the left alcove and then a sofa (maybe even L shape) on the wall where the office is.

Hello, Every room needs a purpose - a function. I would begin by giving it a purpose. An idea of what you want to achieve out of the space. My initial instinct would be to create a relaxing, calm and light office space with lots of storage (this would hold the toys). The alternative is to create a play room.. With the office I would do a more adult, neutral pallet (working from the white) and would create a full run of built in units that go from just under the window down the the ground. This would be deep enough to hold storage boxes of toys and books. A desk could come out from this unit (about half way down). I would then mirror a book shelf either side to give it symmetry and order adding to the calming effect. I hope this helps. I would, in no small way, be miffed that the architects incorporated a communal space without first checking they could! A basic oversight. I agree with Kingfisher. If this is a short term fix, meaning you don’t want to spend too much, then moving the staircase for such little gain seems to be throwing good money away. It looks like you could still have just about everything you require without moving the staircase. When I say just about I mean not to have an en-suite (you mention it but I cannot see it on your plan). On the lower ground you have room for the master bedroom and nursery with one bathroom. Your proposal to build a wall to make the nursery smaller, thereby continuing the corridor to the door, solves your cat flap problem and can still be done with the stairs where there are. I agree that you should remove that internal door and small wall in the hall. It would open out the space and let in more light. On the raised ground level again your plan is good and can be achieved whilst leaving the stairs well alone. You have indicated that you want the study to also serve as a third bedroom. I imagine this is for occasional guests so would primarily be a study. Have you heard of Murphy beds?They are an ingenious way to utilise your space to its fullest where the bed is stored vertically inside a cupboard. studybed.com is just one site of many that offer other combinations of transformational furniture. The studybed is a desk that folds out into a bed. That leaves your good proposal to convert the living room into the kitchen/living room and yes I would move the front door.
