Single storey side extension layout
Comments (17)Are you aware that building a 'L' shape extension will need planning permission first, this will set you back another 3-4 months. Plus Building Regs would need reapplying for. Also, from my experience conservatories only need building regs approval if they are over 30sqm; which means most conservatories are shoddy built and the foundations are unlikely to be suitable for the transformation into a proper extension. Also, the floor is unlikely to have been insulated - sorry but conservatories can be a hornets nest of problems. My advice is yes you should have a door off the hallway into the new room, cost of that should be minimal as you are only looking at using a couple of standard concrete lintels which are cheap as chips! Although I would have put the shower room at the front as the current layout means friends and visitors end up going through your kitchen to use the convenience. It has the advantage the new reception room as a rear garden outlook. Hope that helps...See MorePatio shading on single storey extension and bifolds
Comments (19)Ha I could have written this post myself! We also have a single storey extension with integral blinds in our 4m bifold doors...our garden is west facing meaning sun all afternoon/evening. We looked at cantilever parasols last weekend but I am just not sure...it would be upwards of £1k. Our air con is being hooked up next week so at least we will be cool when the bifolds are closed but that doesn’t solve the issue of wanting to enjoy the doors open when we want. I also looked at awnings but we have downlighters in our soffits which we wouldn’t be able to use. Decisions decision.......See MoreDilemma: single storey extension on 1950s semi

Comments (0)Hope someone may be able to give me advice. We are hoping to put a single-storey side extension in a strange part of our external space. We have fitted French doors that come off the kitchen to the main garden at the rear of the house. The side extension will be to the left of the floorplan and use the two doors - one off the kitchen and one off the hallway. We are hoping to have a downstairs toilet using the doorway from the hallway and a pantry or office off the kitchen. We have a private road that runs down the side of our property. Our external wall on the left of the hallway sits on our boundary. The is a flower bed to the road kerb. Was hoping someone could help with the following questions. - would we be able to go to the boundary? to run inline with the external wall of the hallway. - do we need planning permission to have a side extension that has a downstairs toilet? - Is it worth it as the space will probably only be 1 meter wide. Thanks Sarah...See MoreMaths Wife
