Comments (11)nice extension.. 1) to get a straight thoroughfare from kitchen to the garden , you could switch the living room area to the left and vice versa with the dining to the right, this will created a straight path to the garden and give you more room...and keep your two sofas or get a modular sofa and two armchairs...or a long Chesterfield n two armchairs. 2) Change/ remove the location of the peninsula and create an island parallel to the base units on the left and simultaneously make an L shaped peninsula with the left base unit almost meeting the island towards its rear end. 1/3rd of the rear end of the island can be a floating cantilever for bar stools, the sink should be on the island approximately opposite to the cook hob area....or keep the entire island solid and keep the floating cantilever on the peninsula. the short limb of the L of the base units on the left forms a smaller peninsula. its a nice extension, you can get what you want!...See Morecrittall style window layout

It will have a dark blue black shaker kitchen with suspended chimney extractor on cables and wood effect floor. I’ve seen industrial style kitchens with both crittall and wider bifolds and they both look nice. I would go with bifolds for the cost now because we have a max budget to spent on the house to ever get our money back (it’s not that we can’t afford to do what we want as such but you don’t want to throw money away!) even though I love the Crittall BUT it’s the practical side that we can’t agree on now...See MoreHelp with kitchen/diner planning
Comments (23)The oven and fridge (and sink) are in exactly the same place in my current kitchen and look fine. I think having the tall full depth units on the right as you enter the kitchen would be quite imposing and take away from the open feel. The work space would be similar but with the corners to use as extra space. Ok you can't stand directly in front but you can still put stuff on the worktop there. Overall I gain around 2m of worktop which great. The leftmost 1.2m of space will be next to the table so to work there would mean having your back to guests. This is why I'd like as much space elsewhere as possible. It is a tradeoff between having the space to the right of the sink, and not having to walk round the peninsula to get to the sink. I'd like to push the sink left but that may break the flow too much. I could put the fridge/freezer on the left next to the dining table but think it best if I can keep anything that might make noise as far from the table as possible....See MoreFire place & TV arrangements for a living room - south facing
Comments (23)Regarding the fireplace, what type of fire are you thinking of having? If its a real wood fire of gas fire, then you may need to take into account a chimney/flue system. It looks like both options you have suggested have the fireplace in the original house and not in the planned extension, which means any flue/chimney would likely need to to run up through the house and may cause issues with the space above. There are some great options available when it comes to fires and stoves that might allow you to position the stove away from the wall and perhaps more central in the room. Double sided stoves with glass on opposite sides are good options when you have bi-folding doors as you can enjoy the ambience of the fire from both inside or outside....See Morelainey_hope
