Would it be worth . . .?

I'[m considering buying a house in a very good road. It's 1930s brick detached in OK condition. However, the last owner added a single-storey flat-roofed extension room - probably as a downstairs bedroom for an elderly relative. It measures 26 sqm, which, given that the total area of the house, inc. extension is 160m, is rather large. Since it's been added to the sitting room, it obscures the view to the lovely back garden and I'd rather it wasn't there. What I'd like to know is whether it would make any sense simply to pull it down, either the whole of it or part of it? That would still leave two rooms plus a kitchen downstairs. I would say definitely no. It would de-value as you'll be losing square footage.

I would imagine that most people given that floor plan would do something like this.

Amend the Conservatory, go right across the back, use the back as the dining / living, taking advantage of the view across the beautiful garden. Use the front lounge as a second reception and the dining room as a study .

Given the right footings, you would also have the opportunity possibly of extending over the top of the current extension to make a better upstairs as the bathroom is quite tiny for the size of the house overall.

Many thanks for that idea, Maths wife. You're right about the upstairs, too. Quite a few houses in the road have been completely demolished and replaced with more contemporary designs, which made me think that getting rid of a cheaply-built extension might make sense. You've given me food for thought.

Hi again, It has been a while but we now have samples of everything. The white marble top will be on the island which is the grey colour, with an oak end-grain butchers block. The dark granite will be on the white units around the perimeter and the floor will be engineered oak parquet laid in a herringbone pattern. In the photo the granite looks a bit darker than in real life. Both worktops will be matt finished between a honed and polished finish. We are not completely decided on the walls yet and I am considering timeless or purbeck stone/Johnston’s copy of purbeck stone as the budget is getting tight towards the end of our project! The room is north, north east facing and I would prefer to keep it slightly warmer toned, than too cool. We will decide on the splashback in the new year. I originally wanted antique mirror effect but it might be too much with all the different surfaces. The other alternatives I am considering are marble metro-style tiles or plain glass. If you have any thoughts I would be pleased to hear them. Thanks again for your help.

I asked hubby the same question last week. We had a leak in the bathroom a couple of months ago which ruined the cupboards on 2 walls. I have cream tiles on the wall and I hate them. Bearing in mind that the carcases and doors have to be replaced I asked him about painting the wall tiles. His reply was forget it. It’s never successful. So forget it I did. I’m lumbered with cream.

Yeah, sorry my drawing isn't accurate, just my best attempt using some free software. The measurements on the rightmove advert say; Kitchen/Breakfast Room - 6.17 x 4.20 (20'2" x 13'9") Dining room - 6.28 x 3.62 (20'7" x 11'10") - not sure how this is slightly longer than the kitchen/breakfast room to be honest! There's a wall inbetween the two rooms which I'm looking to knock through. The 4.2m includes the utility space so i've estimated it at about 6m once the wall is gone and excluding that area. Does that make sense?

Looks like it has lots of potential. I think there is mileage in Maths wife’s suggestion, especially if you put some big skylights in the enlarged extension and nice big bifold. I think it could look a lot more modern just by replacing all the windows in the rest of the house and maybe enlarging some.
