Comments (12)Hi, no probs. The thing is with upstairs you are governed by the stairs and the drainage. You can't move either without great expense. To gain more room, better bathroom etc, you would have to sacrifice a bedroom on the right of the plan. Is this an option? The simplest solution is just change the bathroom / toilet and add a shower:- If you need further changes for whatever reason, after all 1 bathroom for four bedrooms isn't a lot, then all I can think of is to split the master in to 2 rooms as it has windows front and back. Then remove the bathroom and make it smaller, giving the bedroom top right a little more room. Make that the master with En-suite and use the bedroom bottom right as the family bathroom. Comments (8)Ah, thank you both - without seeing the new comments, Maths Wife and I coincidentally have similar plans - see attached. I'm not great at Floorplanner - mostly the TV ends up on the ceiling, but I am feeling more comfortable with the layout now - and saved a few pennies not having new windows. I would love to take the ceiling up to the roof - there is a roof space above going up to an apex right to left if looking at fireplace - and expose the beams / add some character beams but suspect this will be out of budget. Comments (8)Hi Shelly, There's a good chance your extension falls under the permitted development, especially if your current existing rear wall is original, and not from and older extension. In any case it's always advised that you check this with your local authorities. Producing planning applications is a very tiny percentage of what architects do. On wether you will need an architect or not, that depends a lot on your contractor. In your case, they will have to carry out the design, that includes making necessary drawings to build from, liaising with multiple suppliers (kitchen, glazing etc.), structural engineers, building control to provide necessary design, layouts, specifications and building details. Of course the cost for the above will be additional to the building cost in your contract/deal with the builder. If your needs for the projects are simple, you have the time to manage the project yourself and you know exactly what you want from it, that includes all finishes, extension design, kitchen layout etc. then going for the above might be a good option. Comments (19)My two cents, for what it's worth: I like your original plan. I presume you spent time thinking about how the layout would work for you in a practical sense. So to throw that out for a trend on tv seems like madness. I don't know many people who can see their back garden from their front door, or who can unload shopping straight from front door to kitchen, and honestly it's not an issue. Far more sensible to keep the extra bedroom and utility, especially in terms of resale value. I did think, looking at the plan, that it would be nice to have swap diner and living, so table is more easily accessed from kitchen, but I can see why you would want to have the living area near to the garden. So in that case, maybe swap kitchen and living? It would instantly make the living space feel more cosy as its around the corner....See MoreSarah U-S
