Comments (16)After getting inspiration and ideas from your layout, I threw a budget out the window and started asking myself what would I do if money was no object. I started by tackling one of my bigger issues with the house - the 1970's facade. See front elevation view of house as it stands now: Current Facade: The layout below modernizes the face of the house (something I didn't think was possible) by making the main entrance on the ground floor - the 'Wow factor' comes from a double staircase on leading up to either the main hall or the sitting room, double height single pane windows mean both staircases are visible from the outside (Also letting tons of light through). The ground floor entrance is large enough to be used as a separate living space by itself (which is no harm as the staircase into the sitting room reduces its size. The only planning changes are to the centre section of the front facade. Updated Facade and Layout: Thinking the new front would look well finished with stone. Per your advice the fireplace is now moved to the side of the sitting room leaving a large centre window and the kitchen is now utilising the old utility space by removing the old kitchen W.C I also took the advice on Bed 3 but I have left the original master as is. Comments (9)The house is not for young family, boys are 10 and 13 if it makes sense. Totally we would like to keep 3 bedrooms on the ground floor. Upstairs extension I am thinking of 2 bedrooms for guests. The front garage I don’t need but I would like to keep the garage which is accessible from road behind (cul-de-sac). As shown in my plan as playroom it should actually be a gym for boys. Only to be used as a garage when I am out on holiday, hence I am not much stressed about it. I have mentioned in my brief that upstairs open area can be used as gym, what my thought was just a thread mill and hanging boxing bag. The corner side by backside garage door is the sunny aspect of the house, not fully from the back but from sideways. The Bathroom as soon as you enter the house is same size of the bedroom next to it, hence thinking of making the bathroom smaller. We would like to keep the kitchen and dining separate, except a breakfast table in the kitchen. The hall by entrance would like some cupboard for hanging coats and shoe rack, the hall is huge as well. The living room to the front garage is a flat roof hence the height is 1 brick down compared to the rest of the house. Comments (7)I think you kinda have to move the kitchen. Firstly an extra bedroom can’t go in the side extension as it’s not wide enough - and if you put it in the rear extension then there is a concern that you will get to it though the lounge. I like the kitchen being through the lounge as it means you can have a kitchen roof lantern and the lounge will borrow some light too. As far as the logistics of moving the kitchen- firstly you were going to have the new space built so the plumbing and electrics can be included with the build. Secondly if you take an existing kitchen and put it in a bigger room it won’t fit. At the very least you may have to buy new worktops. A brand new kitchen might challenge the budget but there are bargains to be had on used kitchen specialist websites....See MoreRyan Hunt
