What would you do about this layout?
This house has been up for sale in our search area for many months, we are looking to upgrade from a 2 bed terrace to possibly a 3 bed semi, and this semi-detached bungalow is in a lovely location. However we haven't viewed it because the floorplan just seems a mess! It is marketed as having an 'annex' which we don't want or need, but the square footage is very good for what we are looking for. It is at the top of our budget so we would not be able to do anything immediately, however, if we could see the potential it could be something we do in a few years time. The rooms themselves in the most part, seem good sizes and the photos look good online.
The back bedroom can only be accessed via the utility, we'd like to have a utility, but obviously this isn't ideal. The front middle bedroom is tiny. The living room and the kitchen diner, whilst good sizes are long and narrow. I also see no potential of my dream which would be to be able to see views of the garden from the front door. Getting this layout to something normal for a 3\4 bed bungalow will take a hell of a lot of walls knocking down and rebuilding won't it?

Comments (6)I agree with doing away with the Pantry door in to the sitting room, it's not needed. However, although as you say it might make a better seating area with the hall to lounge door blocked up to, I think living with no door will be annoying. You would have to walk through the Pantry and kitchen, through the dining room and round just to get to the lounge. Likewise the same route to get to the downstairs loo, which i presume is on the left of the plan ( or should be ). Access from the hallway to a lounge is a given in any house, and I personally think it would be odd without it. If you're dead set on doing away with the lounge door, then move the pantry to lounge door right to the front end of the wall it's on instead of having it right in the middle splitting the work surface in two. That way you will have a door in the middle of the lounge and get better unit space in the pantry. I would also make the pantry area wall to ceiling cupboards with Shelves inside. Comments (6)When considering an extension we were advised not to have the doors at the back. The reason being was that the extension wasn’t big enough and therefore you run the risk that you simply create a corridor to the garden....I imagine may be the same reason for having the bifolds on the side for this one?...See MoreWhat would you do with this space? Comments (1)Please see my first idea below. I assumed that you would extend the front and will be able to move WC to the front of the house. That would give us larger living room which can be divided with sliding door so the access to the living room would be via dining room. The space where currently is WC could be used for kitchen larder and the toilet at the front of the house could be easily accessed by guests. I wonder whether something like this could work? (really depends on how wide those 2 bottom rooms are, otherwise knock them through?)
You could obviously do loads more if you knocked out a lot more walls... and completely reconfigured the space as then in some ways your "only limit" is your budget! lol
Loads of potential though I'd imagine.. may be worth having a look and trying get a feel for the place in real life?
Could also potentially move the door to the smallest bedroom away from the front door, and onto the internal corridor..

4 years agoThe measurements on there are wack! However, something like this may work. It utilises where the plumbing/waste already is and clears away a lot of the dead hallway space. Does require moving your entrance.

4 years agoLooking at the thickness of the walls can often be an indication of whether they are inexpensive to remove. I would pay particular attention to the wall marked red- the plan suggests an opening that may have been an original window to the outside
