Design Dilemma Living Rooms

Layout help needed with living room

Hi

looking for some advice. We should be moving into our new home in a couple of months and the developer need to know soon where we want the t.v point, power point in the living room.

We are considering placing it above a contemporary electric fireplace (attached a photo of the sort of thing we were considering-about 60cm high so we can keep a tv as low as possible) but are not sure if this is a good idea, or wether we should get a point in the corner to put it on a stand, or both so we can swap if we fancy a change.

We’re also unsure what wall to place it on.

I’ve also attached a copy of a floor layout and 3D mock ups of what we were thinking.

Anybody got any advice would be grately appreciated.

Congrats on your new home? Are the two sofa's something you have already?

If you so you can consider re-positioning these so that one is facing the fireplace and the other in front of the window and facing the other blank wall. The wall with the fireplace is the first thing you see when you come into the room, it could be an opportunity to put some nice artwork or some floating shelves, rather than a TV. Your TV can then be placed on the blank wall to its right. (please see attached sketch) It might be a bit funny placing the TV opposite a window, so you could consider adding some floor to ceiling sheer curtains. This would soften up the room, as well as create a nicer tone of light into the room.

For this option, you could also consider placing a console/shelves behind the first sofa as you walk in, to avoid seeing the back of a sofa.

However, if these sofa's are yet to be purchased, you could consider getting a larger sofa facing the TV and a chair to the side. This would open up the space significantly, and your living space will feel a lot larger. (see second sketch)

I have a slight aversion to kitchen islands and any thing high that resembles a breakfast bar - I have no idea why - maybe because of the linear quality and I'm quite keen to keep the openness rather than section the room off, but I do really like the sofa arrangement in the corner - thanks so much for your time and input

Hi. I know this is a bit random but I assume you like books hence my suggestion..Why not try using the bookcases and make a feature of them by building around the window? You would need to add a plinth to bring them up to the window height but just google images of "bookcase built around window" for ideas. I'm not sure how expensive it would be but hopefully no dearer than replacing furniture. I'd then paint the shelves, I personally love the inky blues and charcoals for a cosy feel but lighter colours also look good.I think you just about have room to have 2 small chairs on the wall where the art is and have them angled inwards? Maybe in leather to add texture? I'd then pop a floor lamp in that left hand corner. Do you have any lights in the room atm? They will add a cosier feel and perhaps cushions in richer/ darker colours with some pattern. If you don't like that idea (!), I would probably put the bookcases behind the sofa as they will be less imposing

Hello appletonk, Well you can create a hallway with screens and or modular pieces that can create shelving and interesting focal point. Or perhaps a wooden room divider/shelving.. I'll see if I can find a pic.. If not.... yes.. you could build back in a hallway... What I have been drawn to is the kitchen.. Could you start your kitchen on that right hand wall other side of the stairs.. So corner could start with large items such as larder or fridge freezer.. then you carry it along at 6m you could have a single galley and then the opposite side would be open which would be rather nice at that end with the french doors.. That area you mention to use as a playroom could also be a utility room/laundry if you don't want the washing machine and dryer in the picture, depending on the size could be stacked up one above the other.. Alternatively a beautiful model could look good on view! One such machine would be the Samsung Eco Bubble... Oh and if you have younger children they might like this.... : )) It's the back of said machine... A little smiling chap! Have to say it's the best washing machine I have had.. Well mine's a washer/dryer but it sings a tune and is utterly fabulous!! Here's one room divider shelving that I found and love but equally anything you like.. I also like the architectural element of this which I think is beautiful as empty as it is here in the picture...

Hello! Wow! Thank you very much for your advice. So, there is a radiator on the right hand wall. That is where current owners put their tv. Not sure it will fit, will measure up soon hopefully. The TV could go on a smaller unit to be honest, and will make sure radiator is turned down! Just worried that there isn't enough room for a corner sofa there with the door to the hallway..(see photos on rightmove) I LOVE the idea of large mirrors either side of fireplace. Pinching that! ;) My current living room is decorated in shades of greys and lots of gold. Thinking of going navy and gold but not too sure. Sofa colours argh! Huge thanks I'm very grateful. Katie

Whatever you decide, make sure you have as many powerpoints at as many places possible.

Fire and tv directly central opposite window would be my suggestion - that way a large sofa can sit squarely under window (gives balance ) with a smaller sofa on the right wall. This will look neater than offsetting sofa to window in my opinion.
