hello ,have asmall garden 2*3 meters but need tips on how to organize.

well ,its a small outdoor dirt space directly behind my fence door , climate is hot tend to dry my plants , I need some tips to make it a healthy garden easy to maintain and be proud to show it off.

I am also 50/50 on this open and closed wardrobe question. Both has their perks and downs sides. With an open wardrobe it would need to stay in order so it wouldn't give the rest of the room a messy impression. Personally I find this, one of the biggest down sides of an open wardrobe as it can get very messy when one is in a hurry. Then again as minnie101 said, an American style closet, like the one Carrie from Sex and the City had, is absolutely adorable. Funktional, open yet not too messy. To elaborate this idea even further, there is always the option that only bags and shoes would be visible and the clothes would be folded into the drawers or hanging nicely on racks. With the racks again, I'm a bit sceptical if the colours would work together. There is always the bright blaser or the long dress that doesn't quite match up with the rest. Besides all of this, I think an open wardrobe is lovely in all its elements.

Hello Minnie, There will be the hallway and some in the bedroom. Yes gee whizz, I prefer to design than actually do in this case. Painting I find enjoyable but papering definitely not so much. Your sons room sounds quite a difficulty so gr8 for you that you managed, and I can definitely see how you would feel a sense of achievement. I do feel quite pleased with how it all ties in. I also just used a paint brush to brush it all and no plumb line.. Normal scissors and a sense of urgency.. Yes the size was quite a dramatic feeling. It's not a small room I don't think, and it's just as it is shot wise but the dark on dark made the whole thing feel larger and more elegant. The paper is Oreste Carbon by Zoffany. Thank you yes the tapes on the frames, I do like a mix of old and new and I use my picture rails so I thought it a good way of showing. Ah the lamp .. It's broken in 3 places and held together with glue and plumbing seals.. It was from Graham and Green but over 10 years ago. Never seen anything like it since, not sure if somewhere like eBay would have something similar.. and it's rather tricky on uneven boards. I have a large marble weight that sits on its base as the counter balance doesn't really allow for anything but the most even of flooring. Got a few flowers from Oka and thank you for telling me, I did look in my emails to find code. Waiting for a payment for a day from October so should not have really. It's one of those things where you have to buy a few at a time for several months till you can achieve a really fantastic display. Yes Bob has her ways but so gorgeous I try to give her things and the door mat is a good one too but somehow... Like the sound of the book that may have to go on my list.. Love the veggie lunch.. I am down to chicken occasionally and fish regularly. will be looking for a recipe for the stained glass biscuits.. :))

Thanks for the mention Sonia 🙂, although there’s plenty other great Houzzers who are also great with coming up with ideas and designs. Your drawing is fab! Most of my doodles start with nothing but a Bic biro 🤣. Hi Lins, I’ve been having a quick look and come up with a few ideas (see photo). As arc3d says, a circle could work well if you didn’t want straight lines and I agree with Sonia and make the garden borders bigger! So instead of having a skinny borders I’d make them at least 60 cm in width (try having a measure to see if this would work). This will give shrubs/plants that extra bit of room and make for a fuller/lusher garden. Was wondering about the hard standing at the rear of the garden, I’m assuming it’s concrete and where the shed was previously. If there’s a scenario where you can’t remove it then I was thinking you could pave over it and use it as a little seating area with a bench and outdoor rug for the little one (top sketch). As for the plastic storage, I would turn it 90 degrees so you only see it end on and possibly move it to adjacent the house in the window corner. I personally think they just look a bit ugly so try not to make it a focal point. Here’s my doodles (excuse the dim photo) .....so there’s square, circular, diagonal (very modern) and wibbly wobbly! 😊

I’m not a solicitor but I’d have thought they should have got probate organised before marketing the house. I’ve been executor and got everything organised before marketing and so it was really quick to complete as there was no chain. I don’t understand how you were expecting the keys and now they’re doing more searches. In your position I would ask your solicitor (not the estate agent- they represent the seller not you, so always be careful what you tell them) to establish exactly what is outstanding and then explain it to you with expected timescales- you can then assess whether you need to extend your mortgage offer. If it’s just minor things (eg executors often can’t answer standard conveyancing questions) then you can look at how important they are and alternatives (eg insurance policies can sometimes deal with missing documents). Check with the solicitor that he has everything on your side too (eg final mortgage documentation).
