House layout for a larger living area

Moving into a house with 3 bedrooms but a small living space. wandering if it is better to have 2 bedrooms and larger living area or to keep 3 bedrooms and have a small living room. The plan is to knock down the walls for bedroom 3 and open it up into one big living space and widen the kitchen entrance. Any suggestions?

Personally I think the laundry is too big for the size of house and the living room feels small because it is also the entrance hall- so I would move things around

Ahahah! Nowhere near an artist... but I used to score good marks at technical drawings at school! Thank you so much for the floor plans! They are giving me good points to think about! Currently the other half of the island hides an under the counter fridge. However I would prefer not to have a power outlet there... I don't like the idea to drill a hole in the new floor :) Just in case I decide to get rid of the island in future. Also... I have bad news... today the heater engineer told me that the boiler can't be moved into the eaves storage: there isn't enough space. However he came up with a different idea: move it on to the small wall between the stairs and the sink. Ideally I would hide it behind a kitchen cabinet... but I don't plan to get a custom build kitchen... they are just too expensive. So... I can't have a bespoke cabinet. My idea then is to build a short wall there and hide the boiler behind it. If you look at my drawings, you'll see that the wall there is larger than in the original photos... Unfortunately it means that i won't be able to accomodate the refrigerated drawers that you suggested, sorry. I'd like to get rid of the island... unfortunately without it I won't have enough space for all the cabinets and appliances. BTW... I really like your plans! I need to work out how to implement your ideas taking into consideration some of the constrains of the space available.

Personally I think the fireplace is in the way. Because it leaves an area that seems to have no purpose. Furthermore when the hall wall is drawn in I think you will make the island about 90/100 deep so it would then be better to have it longer and again the chimney will be in the way. Given that you have a tv room right next door why not have this as the sitting area, put a bigger opening into this space with a sight line from the main hall and a good sized dining table in the kitchen. Since there is no dining table shown on this part of the plan I assume it is elsewhere- perhaps that area could be an additional sitting area instead. Separately you may decide not to put stools very close to the hob, an American style fridge is ugly and since you are planning such a big sociable space perhaps the desk area could be earmarked as a drinks area.

@rinq thanks for the suggestion! Trouble is our sofa is a lot bigger than the one they already have in there which means it would pop out longer than the wall by quite a bit (so when you walk in from the hall, right to the left you will have a big chunk of sofa coming out). Then also the window is so big that the back wall is tiny so that's why the current owner has a tiny TV stand and even so it still covers the window a bit... Never thought it would be so difficult to arrange it when we fell in love with this house...!

Hi We have a similar space at home - my advice is whatever you decide to make the furniture (and your mindset) FLEXIBLE - ie movable and kid proof (washable covers etc) the use of my space has changed over the years and the idea of a play space for children seemed to disappear very rapidly (and be redundant space) as when they are little they really just want to be where you are - and you want them to be where you can see them. The breakfast bar has been the center of life! They are drawing whilst you are cooking or making lego etc., then when older doing homework etc/getting help! When teenagers they took over the family room and my husband and I commandeered the space in the back for peace and reading etc! My point is life and practical needs change very rapidly with growing children, Think about using the family room for your own needs as with young twins it may be very useful to be able to to have hobby/musical instruments/ (whatever your interests are) - left out and accessible for that precious time and space to yourself - and with a lockable door.:)
