Not sure what it's actually like inside, but I had an ugly fireplace to deal with in one of my houses in England, and since removing it wasn't in the budget at the time, I found a piece of artwork I liked that fit into the opening framed and stuck that in it, then put a plant on the hearth just in front and to one side of the artwork to give it a little bit of life/color/dimension. I do like the whiteboard idea, but you can also do colored chalkboard paint, if you want to add something other than black. Maybe pick out a color from the tiles and fit the new board a little better so it's nicely framed by the existing tile surround? (You do need to keep it a fairly dark color so the chalk shows, but it looks like there's a nice dark blue/green you could use based on the tiles? My laptop's color display is in 'night' mode so I can't tell exactly what shade the tiles are atm. They look sort of teal-ish to me. :) )

Hi Jonathan. Thanks for the replies - they got us talking about a bunch of things! We totally agree about the entrance to the living space - it is too crowded - and the utility room does seem overly large. As a result we're now thinking of broaching the following with the architects. Mirror the stairs mum has on her side to where our current utility room is. They don't need much space which allows for the adjacent study to grow. They would also no longer encroach on the hallway - allowing for a wider door and wider access to it. As an added benefit the stairs would exist facing a better direction (towards the familly bathroom) on the first floor. Potentially this could be three wins! This is the upstairs plan, btw, with the stairs ending facing a wall: The utility room would be moved to the front of the house where the wc and cloakroom are and while we would lose the outside access, it would be close to the front door to get the dogs in quick. The downstairs wc could then go under the stairs? I think that would work. I like the idea of the seperate games room but my better half has vetoed it. She's adamant she wants it in the main social area. And mum was toying with a bedroom downstairs, but would rather the space for other things. It is a good suggestion and one that i've echoed, but she is strong willed and knows what she wants (I wouldn't have it any other way!). A lift or stair master may be on the cards at some point, though. Cheers again for the input!

Hello Kelly Vernacular 1930's homes differ from region to region so some further information would be needed to understand internal dimensions etc but I would add that getting free advice isn't always the most helpful as the implementation of that advice can sometimes be more tricky than you think... Some basic advice could be to reduce the size of the kitchen and rationalise the storage (move washing machine/dishwasher to outbuilding or bathroom etc) or maybe buy a modulor dining room table that takes up a small amount of space on a daily basis, but can expand and contract on a PRN basis (as and when needed)... You mention you have some hefty expenditure, is this from the engineer? It seems strange to me you know your costs before having project... removing a wall shouldn't cost more than a few thousand pounds and that would be a structural wall. non structural walls are much less to remove. My biggest advice here would be get a project, then choose your consultants; try not to let the consultants tell you what you can have, tell your consultants what you want... and if you cannot do this because you do not know what you want, then genuinely, I'd get an architect to design something. I worry that the quoted £60k will leave you with a warm safe house with a new kitchen….. but no floor coverings, no window treatments, no light fittings and no furniture. So perhaps the thing to do is cost up all those finishing jobs and then see what’s left for the builder. You might conclude that some of the wardrobes and bedroom carpets can stay at least for a while so that you can concentrate budget on rooms you are going to use more. (That flowery bedroom carpet is probably still in amazing condition and the fancy panelling on the wardrobes can likely be stripped off for a more contemporary look). You should also prioritise the heating and wiring and any repairs. You should also do all the dusty jobs now….. so I would probably put a door into the kitchen opposite the front door, and take down the internal wood cladding. I would probably strip out the skirtings, architrave, doors and banisters and replace them all with new as the originals will need significant time and effort to get looking good- plus your new wood floors will have tidier edges if you put the skirtings on after the floors are laid. And although on other another thread there has been some discussion about the total costs of some of the jobs I suspect that there is an economy of getting it done quickly and moving in.
