Comments (1)Opening up the entire back wall is going to give you a much nicer and more open new design.......I would choose this option if it makes sense. The big question is the cost. Can you get your contractor, or architect to help you figure out the difference in cost between the two options ? If you can afford it you should consider the fully open option....Keep in mind that you don't want to spend more then the neighborhood can bear if you should choose to sell in the next few years......See MoreOpinions on my bungalow extension please
Comments (8)Thanks a mill for the feedback. Yes I did think about switching utility door to other side of utility so that kitchen could be L shaped and more uniformed, great idea to incorporate cloakroom in there though and perhaps get rid of the extra door. I also definitely want a corner sofa in living area but not sure which way to position it or where to put the tv. The corner glass is just a window, only patio doors off dining area. I had wanted a gas feature stove and tv above on far left wall but that wall has to be inset now to avoid garage and I'm not sure if window seat is a waste there with view obstructed. We do love the U shape of extension so don't necessarily want to enlarge playroom or dining area (plus it means not knocking the external wall which budget may not allow). Also don't need patio doors off master bedroom, west of Ireland weather means they'd rarely be open so a large picture window should suffice! Just need to play around with main open plan space and get the doors, kitchen, living spaces right so really appreciate all feedback....See MoreOpinion on extension plans...
Comments (5)Current plans attached. 1. Removed door between kitchen and study. This allows a full u-shape kitchen in the extended part and a more separate zone for dining in the original part of kitchen/diner. 2. I know most kitchen extensions have the dining area at the rear but with 3 existing doors into the kitchen we needed the wall space of the extended part for units. 3. Door between living room and study will be glass internal French doors. External French doors to garden to have side panels as per attached pic - will allow air into room when door is not open and more light. 3. Porch will be made smaller by moving wall between porch and utility back by approx 600m to allow tumble dryer to sit on left side, alongside washing machine which sits in the 'store'. This will allow less deep units on the left of the utility room and therefore more floor space to make it more a room rather than a corridor. Will allow folding of washing etc. Window to be added to utility room. Currently small non openable window above face height. Window will add ventilation and light. Comments (6)Hi Emma, I've been messing around with your layout below. Mainly the side to rear extension along the drive. - I'm not sure whether you would be able to move that wall in the kitchen (I'm assuming it's load-bearing, along with the column and you'd need a structural beam) but I'd have a breakfast bar rather than an island. It's recommended you have at least 4ft clearance for a kitchen island and with the dining table being on the other side, there will not be enough space to manoeuvre around it. With a slimmer breakfast bar (say 60cm) you could put essential coffee/tea making items on it, have some shallow open shelving below and have space for 2 high stools on the other side. - I've placed the toilet in a utility room, as you don't want to toilet directly off the kitchen. Plus you gain a dedicated space for laundry and a mudroom of sorts which is accessible from the garden and garage. - You could build a cushioned bench seat along the wall where the toilet was. Creates some more casual seating for guests whilst your cooking and is a place you can work from. Maybe get one of these cantilevered tables which could double as a laptop stand and side table.
