Comments (6)Richtraff, I see you are located in the UK, yes? In my area of the US, realtors won't list a room as a bedroom unless it has a built in closet. If it only fits a free-standing wardrobe, it is listed as a den. I'm not sure whether this is a local quirk of our real estate market or whether it is a more widespread practice. But my point is that you probably need to consult a realtor in your area to see if there are any minimum requirements (size, closet, etc.) for listing a room as a bedroom when you sell, and also for advice about the pros and cons of a bigger bathroom vs bigger guest room when listing in your area....See MoreBathroom design idea
Comments (3)Hi Glen, The size and shape of your space is not dissimilar to many we refurbish, and you do have pleant of options. As "bubbles" suggests, Mereway, Trend (and many others) offer ranges of standalone and built in furniture which would be ideal for your needs. Do you have a budget in mind? If so, to have some insight into that would help to advise on how to get most bang for your buck. To give an idea of what I would recommend: - Remove existing suite and radiator. -Remove existing tiling, re-plasterboard and skim -Install a "Square P" (sometimes called L shape) bath of 850 x 1700, wide end at door end of room with new screen and shower. At "window end", box in from end of bath to wall, possibly with an open shelf unit above -replace flooring with either a good quality vinyl, palio-click or tile flooring -at window end of bathroom, install 600 wide vanity unit with rectangular basin on top on the left (next to boxed in section) with a "concealed cistern" and back to wall WC to the right of that, filled to the boxed in section on the right - see image below (sorry it is small and grainy) -fit a mirrored wall storage unit on the right hand wall above a modern, chrome towel rail/warmer Wrt tiling - I would be tempted to only tile in the bath "corner" with a small splashback of tiles behind the run of furniture along the window wall Colours and finish are always very personal, but I would be tempted by walnut and white with quite square fixtures & fittings (taps, showerhead, radiator etc.) to complement the clean lines of the furniture and bathroom. Comments (7)Gina, I'm not really sure why i put it there to be honest!! The suggestion to locate the shower as shown on Jonathan's plan obviously makes much more sense! Some of my design thought was based on me thinking the toilets would need to be on the same wall so as to use the same soil pipe, not sure if this is just my incorrect logic though!??? Jonathan, I understand what you are saying about incorporating the cupboard space into bedroom 3 but if you remember back the plan (see below) was to create a study/bedroom from the hallway, old wc and landing cupboard. It wouldn't be possible to do this if we divided bedroom 3 into two rooms as they'd be no access to the far bedroom. Your plan would leave me with no more bedrooms than i have now and with a smaller bed 3. We could of course incorporate the cupboard space into bed 3 rather than the bathroom, making it an even bigger room but I'm slightly reluctant to as this room is one that has been finished....See More3 bed + bathroom downstairs or 2 bed + bathroom upstairs?
Comments (22)Front hallway- I say save your money leave it up. Cost of removal is minor but you will likely have to move radiators and electrics and make good plasterwork and coving- I say protect another £1500 profit. Present the larger back reception as a living room and present the front reception as the dining room. Given that the bathroom is likely to go upstairs make the downstairs bathroom into a room to access the garden- I would present the kitchen as a kitchen/breakfast room with doors to see the garden as being able to see from the front door to the back garden should pay dividend....See MoreMatt P
