Floors before or after fitting kitchen units
Comments (23)hi all. please let me start by apologising for the messy state of the temporary kitchen photos I've attached. it's still a building site. arghhhhhhhhh. having an L shaped kitchen and island installed soon. my question is. the layout will be similar to the current temp layout in the pictures. back wall will be floor to celing units with American fridge freezer. other Wall will be worktop with floor and wall units. large 2.8m long Island that will bridge kitchen (tiled) and family room (wood) floors. I was planning to tile first but with the island how can you be sure that the tiles will be symmetrical around it? sure you could move the island a few inches one way or the other but there's no gaurentee that the walkway will look symmetrical. best to tile after to get joins and ground lines where they look best? also the builder put down t&g 22mm chipboard on joists in kitchen. will need to put some sort of cement board over to tile to but this will mean the finished floor height will be slightly higher than the rest of the house. any issues with this? thanks all...See MoreKarndean flooring for bathroom
Comments (4)I would maybe try to get the karndean to go under the bath. It will be fine around the WC and other units but it's a big ask for the fitter to cut it around the feet. You will have to ask him, but it shouldn't be too expensive to get someone to undo the bath waste so the bath can be moved whilst the flooring is done. Comments (8)I think if you're not satisfied, and the floor and work is under guarantee, you are within your rights to ask the company to come back and take a look. Did the fitters mention the slope before the floor was put in? Had you noticed it before it was laid? If not you can probably go back to them and ask them to put it right. Any decent floor fitter would have mentioned the problem and suggested ways to solve it. In terms of the state of the floor, that's more tricky because it sounds to me as though you've chosen the wrong product and then treated it incorrectly (that can be minefield in itself). But the company might help as a gesture of good will. All I would say is try to keep communication open. We bought our new home for what it 'can be' not what it is now and are currently having plans drawn up for extensions and replacing the old conservatory. Although we're paying architects for their service, it's always great to get second and third opinions, especially when spending so much money. We are looking for an estimate of the build costs (up to plastered walls, floors and electrics including UFH in extension) and suggestions on where we can save money doing some of it ourselves with basic DIY skills. We are not including bathroom a kitchen supply/fit at this stage as we have 'mates rates' so are budgeting separately. Our design plan depend on budget so feeling a bit 'chicken or egg' at this stage. Also debating between a pitched roof with skylights over the kitchen or a lantern? Which would you have / why? Which is more cost effective to give the feel of added height? A final request... we originally considered a loft conversion (the loft is partially converted currently with bed & bath but no dormer so limited full height space by previous owners but does not meet building regulations) instead of a 2 storey extension as was suggested by architects it was more cost effective. However I am now wondering about the feasibility of having the 2 storey extension as detailed below and possibly a loft conversion into a self contained flat with external entrance later down the line as a rental income.
