New house has long living room, need help with layout and design.

Hello all,

I was hoping I could have some ideas from you guys about what to do with my new living room?

We are in the process of buying it. The living room is 20 foot long by 11 foot 9'' wide. (or vice versa ;) )

It has a fireplace at the top end , a door to the hallway half way up one wall and sliding patio doors across the other side of the room.

I have spent many hours drawing out plans for what we could do, however I am struggling to find a good plan? The doors do not help...please see link below. Doors on floorplan are not in the correct place I believe. The patio doors especially.

We will use the room for watching films and like the idea of a corner sofa. We have a large curved tv that we really don't want to put on the wall and have lovely oak tv unit and coffee table that we'd like to use and two oak bookcases. One is 2 foot wide and one is 3 foot wide.

They can be any type of seating you'd like, but I'd say armchairs near the fireplace for reading and either low armchairs or ottomans near the tv, daybed perhaps, since the radiator is on that wall.

Hi katie, I really don't think your patio sliding doors can go anywhere else but there doesn't seem to be a problem from my point of view. If you have a corner sofa and position one back against the hallway wall and the other back of the sofa would be in the middle of the room so when you're sitting on the sofa you're facing the fireplace and the corner on the right hand side of the fire place. In this corner, you can place your television on the oak unit. Your bookshelves can then go on the other end wall but to bring the two halves of the room together you can stand a console table up against the back of the sofa with a lamp etc.

I also love the idea of full length mirrors flanking a fire place if one had enough room.

Due to the length you can't really create one large seating area that feels joined correctly as the space between people would feel incorrect (uncomfortable). I would either create a seating area at one end centred around the TV area and one the other say more centred on a cosy fire place and maybe games. Or create one fairly large area for seating - that uses the 'square' area of space - and then at one end behind this area create a study area and bookcase. This will create your square area and feel comfortable. If you have difficulties with this and would like help we would do this as part of a single room redesign for the space where lighting, layout, styling and flooring are all thought about together to create a unified and beautiful space that suits your needs. I agree with Alix ie I would use the one end for something else so it seems like two rooms just opened up into each other rather than one long room Perhaps a reading book by the south window? Ie day bed/lounge to chill out on with a rug under it to define that area. Then have your L shaped sofa facing towards the tv/fire in the North side. Shame you have the door right in the middle but it can still work as long as you don’t block it up too much. What other rooms are around it? Whole plan would help

Hi Abbie, The plan looks to have a lot of potential and I think your idea of sectioning the lounge from the diner and knocking the wall between the kitchen and the diner makes sense. As for how the planning of the space and furniture, I suggest a long kitchen along the left hand side wall with an island between the kitchen and the diner and a nice dining table in front of the window. For the lounge, I would keep the fire place where it is as they are hard to move depending on the structure of the house. I would place a sofa in the bay and another one opposite of it and have a shelving or other cabinets both on the left and the right hand side walls. Wow! Thank you very much for your advice.

So, there is a radiator on the right hand wall. That is where current owners put their tv. Not sure it will fit, will measure up soon hopefully. The TV could go on a smaller unit to be honest, and will make sure radiator is turned down! Just worried that there isn't enough room for a corner sofa there with the door to the hallway..(see photos on rightmove)

I LOVE the idea of large mirrors either side of fireplace. Pinching that! ;)

My current living room is decorated in shades of greys and lots of gold. Thinking of going navy and gold but not too sure. Sofa colours argh!

How about two separate seating areas? Placing two sofa's back to back? Or a modular sectional? Tv on one end (radiators can be moved/changed), fireplace on the other. They don't need to be symmetrical, some armchairs in front of the fireplace might be sufficient, depending on your family size.

May I ask what the cube shapes are your layout?
