Add a bedroom in 2bedroom bungalow
We are planning to buy this 2 bedroom bungalow which we rented (for 5 years and emotionally attached). We would like to add 1 more bedroom(2 if possible). And would like to extend kitchen as well as the current one is not sufficient for me. And we need one extra bathroom as well , either attached with bedroom or seperately. Could anyone give an idea, how this could be extended? The plot is huge and I am planning to extend at the rear. The beauty of this house is, every room has a garden view at either front / back gardens and it's always bright and sunny.
I don't mind a open kitchen with dining area , rather than seperate dining room. But require lots of storage.
As you see in picture, hallway is as big as a bedroom. Any idea to get some space from there? And Laundry room is reasonable size. Its ok to incorporate washing machine and dryer in kitchen as well.
Please give your suggestions.
And what would be the approximate cost for this extension? We are living in South west.
Or is it a better idea to go and buy a 4 bedroom house?
Please advice, as this is our first house and we have no idea, which is better option?

To add,
We are couple with 2 teenagers( girl and a boy). So, need seperate bedroom for them. We need one more Bathroom as well. Thats priority no 1. It's ok to loose the wet room which only has shower now. What we need is a toilet cum shower room.
The plot is north facing. I have attached pics as well. Please suggest.

6 years agoThere are lots of ways to extend this. I suspect you are looking at £90k of work and it might be better to buy what you need rather than extending

Comments (7)I would work out the AC and window cost and prioritise from there. For me as I said before I'd look at the sofas and tables as I think most people looking for holiday rentals would prioritise the living spaces. Given it's a 2 bed I think you also need extra seating on the balcony. The sofa attached is also ikea and complements the existing chairs. I actually rather like the terracotta (!) I think it suits the architecture and location. Some turquoise seat pads would look lovely against the terracotta on the balcony (Not this style per se I just saved any old pic!). The beds look quite nice until budget allows, I think just adding pattern and texture for cushions and a throw would look nice. I'd also go for grander bedside lamps. I think at some point I'd update the kitchen once you get the rent money rolling in but as most people tend to do little cooking whilst away it may not be the first priority? The bathroom could be updated with accessories but hard to tell what can be added from the picture. If you did happen to go for a slightly coastal feel ikat cushions would look lovely. Comments (3)I bet when this was built your bedroom was the living room and it had a small galley kitchen in what you are thinking is a third bedroom. The kitchen and conservatory are later additions. Despite being extended I think it would be a mistake to try and create a third bedroom because your living space is tight already. Instead I would consider tweaking the layout in order to get an Ensuite and better shower room. Extracting straight up through the roof is common so don’t worry about that. The challenge of an Ensuite is the waste- most likely it will go under the floor to drains which are likely under the drive....See More- 6 years ago
