If you're using the same flooring in the kitchen and bathroom it may be worth considering engineered wood or even a good quality laminate for letting (installation will also be cheaper)....See MoreHelp! How about the curved wall? I would pay attention to lighting also, as great lighting can make your home look a million dollars and more spacious. I would make a focal point with television resting on a gorgeous storage cabinet, place wall picture frames on wall where tv is placed, this will draw attention to the art and cabinet rather than the tv itself. I would get highback armchairs and use them for both dining and lounge seating with a sofa. I like those Victorian card tables on wheels, that fold up, multipurpose. Only buy furniture you absolutely love, don't follow trends, follow your heart, after all you want to feel good at home. Don't be half-hearted follow your dreams, be confident. When you fully execute your interior passion you'll be happy and others who come to your home will sense you and credit your style as being authentic, true to you and they will love it as much as they love you....See Morecolour scheme help for open plan kitchen/living area
Comments (3)It's an awkward one as a lot of the kitchen is in the dining area, and the space that you don't want to have a table & chairs is opposite the sink. You could put one of the armchairs there. Keep the sofa where one is at the moment. You could go for a darker cognac leather or dark grey. Grey tones go with the brick. A nice bright rug would look good, but I'd keep the walls light and airy as they are now. In order to place something like this arrangement, you will have an armchair near to the sink. Although the kitchen is lovely...........If you ever have the budget, i'd consider moving the kitchen around. Change the island possibly for a smaller one and turn the side run of units along the left hand wall to across the room for 'U' Shape, giving you a much better sofa / lounge area....See MoreHelp with Kitchen & Living room Lighting Plans
Comments (7)Great advice from others on layout - think carefully about the flow when using the kitchen. Getting to stuff you need whilst cooking, through people or obstacles (or both) gets old pretty quickly. On lighting, layering is everything. Think task, ambient and decorative. We have pendants that are decorative and work functionally over the table (x2) and island (x1). However, the outer edges of dining area and cooking area have LED spots that shine down onto work surfaces when in use. We also have wall mounted lights that directly illuminate individual worktops when switched on. These also serve as great ambient lighting when you have the spotlights off. I have also wired hidden LED strip lighting above tall wall cabinets, to provide dimmable, colourable light to bounce off and highlight the ornate cornices in the room. This means that you have lots of different lights doing different things - which also means you can get great combinations. We too use Hue, but only on the LED strip and pendants. It's enough for decent control and cheesy colour when the mood takes us....See MoreDaisy England
