Comments (6)Hi Tanya, It may be possible to add a 4th bedroom upstairs but it would be dependant on several factors such as whether or not the property has full permitted development rights or whether it is situated on designated land (conservation area etc...). Even if it did have full permitted development rights to create a two-storey rear extension the depth of the extension (measured from the original rear wall of the property) would be limited to a maximum of 3m. Also you wouldn't be able to build within 2m of the side boundaries if you were building up to two-storey as there is a 3m height limit on the eaves height if you're within 2m of the boundary. Given its a mid-terrace house this would really limit the width of the extension. Comments (9)Ultimately it sounds like you want the living areas to access the back garden. Rinq makes a good point that with this house might it be for you but the reality is that much of the bungalows in the U.K. were built this way (reasoning that the living room needed to be at the front to see the world go by). I suspect if you cost this out it might well get to £65k - but exactly the type of property you are after could cost more still especially when you add in the costs for moving....See MoreWhat would you do?
Comments (7)Hi Helen, You have lots of space to work with. But as Jonathan suggests, make sure you consider your future plans with the annex and make sure you don’t do anything with the house layout that would need to be undone later or compromise the future layout. Here is a quick design that I came up with: It involves flipping the arrangement of rooms left to right. You now have the master bedroom at the front left with the bay window, and the existing bathroom becomes the ensuite. Then another room is accessed off a small lobby, allowing it to be used as dressing room or separate bedroom as needed. Then at the back right several walls could be opened up to create a L shape kitchen living dining room. The kitchen itself is very large and has a feature staircase in it (but this could be concealed behind a wall if preferred) and a long utility room. (But I would suggest moving the utility room into the workshop/annex so that all of the back of the house can be living dining area!) I also think that you should create a bathroom at the first floor as part of this redesign as well. Please let me know what you think? I have a few more alternative ideas as well.
