Is this a fair price for an architect?

Hi,

We are based in north london and about to embark on a home renovation project. That includes a rear extention, loft and front porch.

I consulted 3 architects and was vastly different quotes for the following.

On Site Measured Survey

A visit to site to capture all necessary measurements

Architectural Drawings and Planning Support

We work closely with you to design your new space, and take your project through the approval process

Building Regulation Drawings

We upgrade your drawings for builders to use

First quote was £1800

Second quote was £3100

Third Quote was £14,000 (lots of site visits)

Its so vastly different, im a bit lost and not sure what to expect and how to choose.

Any guidance would be very helpful.

Hi Merin,

I would advise you to get a few more quotes. The last quote is extremely high for a home renovation project albeit you have three different areas to work on. However £14,000 is quite excessive! I think the third quote sounds like the industry standard. The architect should be able to take your drawings from survey to building regs.

My suggestion is to go for local and smaller practices and to get recommendations or reviews. I can recommend an architect based near North London on 07946 206924.

I guess we would all like a good architect to design projects for us as the results can be stunning. The problem often lies with the budget which seem to be ever tighter. Architect costs 10% ish and often designs and specifies in a way that pushes the cost up. We price some architects projects, to then be told that the client has given them a budget much lower than the prices. Then things are cut back to suit the budget which is a shame. I guess if you go with an architect be very clear what your top budget is and be honest and stress the fact. we are finding more and more that people know what they want and need someone to execute it well. We generally start with taking people's wish lists, looking at their building and giving them an idea of budget and options . They can then make an informed decision on which way to go.

The problem with builders that cost from plans these days is that they tend to provide you a quote with a single figure or maybe a maximum of half a dozen. What is more they tend not to provide any detail on their quotes and you can end up with the almost inevitable situation that they will tell you that such and such was not allowed for. On this basis a very detailed specification is a must and ideally you should ask that each line item be costed. Realistically this is probably not going to happen, however you have a detailed specification with all materials identified and listed that is tied to their tender response price which can then be used as an addendum to your contract. In this case there can be no dispute as to the works required and the materials specified. Going without a detailed specification will allow builders to provide cheaper materials or omit items altogether and this will lead to a dispute and horrendous headaches for you at a later stage. On this basis my advice is ALWAYS produce a detailed specification with ALL materials clearly identified. It is well worth the time, even if you do it yourself, and the expense if you use a professional surveyor or architect or project manager.

Hi Sonia, Design & Build is like a one-stop shop for the whole job. They would draw up the layout plans, apply for planning, and then undertake all elements of the build including groundwork, construction, plumbing, electrics, etc. Taking this route is like buying all your food from the supermarket, rather than going to the bakers, the butcher, the greengrocer etc. In the supermarket simile, I would say the main advantage of supermarket shopping is that it is more convenient and saves time, however going to the butcher, baker etc would be better quality and more choice. Maybe it's the same with my query... maybe Design & Build is quicker and more convenient but architect and builder gives you more choice and better quality!??

Our fee quote for an architect for a kitchen/dining room, knock trough the walls (no extension!) was £3600. (we did not use an architect in the end!)

So based on that I think, for your project, quotes 1 and 2 seem rather low, but 3 seems ridiculous!

are all of these accredited Architects ?? Sounds like the first one might be a technician ? keep shopping around would be my advice.
