The owners of this double fronted victorian property wanted a departure from a typical period kitchen.

The space bridges a traditional bay-fronted dining room and a new extension with requisite sliding doors.
Home to a family of five, I was thrilled when the home owner said 'I just love my non-kitchen! It feels more like part of the rooms architecture rather than a kitchen off our lounge. Anyone who comes in to the space can't believe so many of us live here, because clever storage means we leave no trace!'

Beautiful Metallic Basalt doors disguise acres of storage including a full fridge, full freezer and two larders.

Wall cabinets are not required here, as twelve drawers store everything from knife blocks to glassware.

A combination microwave oven alleviates the need for a separate microwave, and is integrated in the tall bank of cabinets along with the main oven, and warming drawer.

Would you be kind enough to disclose the dimensions of the kitchen? Most importantly the distance from the wall with the extractor to the wall behind the full height units.
The space is similar to my home and might be an idea I’d like to replicate, however I think I might be slightly too narrow.

Hi. If you can sew I would make your own curtains, rather than cream I would go for white and silver grey. The other option is to buy some cheap ready made curtains and either add borders in a luxury fabric or add something like a Pom pom trim etc. I would probably stop buying bits until you've sat down and looked at schemes you like. Once you've done that then make up a mood board so you can see how it all ties together. It just means you won't waste money on buying stuff you don't like. I would also look at trying to create a focal point as you don't have a fire, this could be art or a mirror over a cabinet for example. Or hang your tv above a console and add art around it.The biggest change for me atm would be to add cushions to lighten the sofa up though. I would also keep an eye on ebay, antique shops, country house auctions etc for maybe a replacement desk and a coffee table. Adding a lamp will add cosiness. I saw this fab light at george of asda the other day for £20. No idea what it looks like in the flesh but looks nice online!

I love your new plan. You are right to make the doorway from the house to the bathroom, you only need a concrete lintel above it, the wall will be fine! ( Any builder can do this! ) Can you spin the bath round so that it's under the window though?? You will probably have enough room for a storage unit to the left of the door as you walk in. Aswell as running Bagpuss,... we are experienced property developers and i always do all of the plans, and purchasing of materials etc.........also, 50% of the labour with my husband most of the time. It pays to know what's possible sometimes. I get up really early, so, following on from your latest plan, I 3d'd it for you, as i had nothing better to do. This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Light tunnels are a relatively cheap but useful way of getting light to darker places.

@pauldrowan Hopefully we've gone one better, see below. As a rule, we would recommend a minimum of 1m between two fixed points. This enables you to open doors, and fully extend the dishwasher door or drawers- and still be able to stand behind them. I hope this helps!
