Need help with small 1930's kitchen/diner design
Comments (29)We had a similar project and gutted the house. Rewire replaster all walls and ceilings. We restored the original parquet flooring and then new carpets everywhere else. Knocked through between kitchen and dining room, new garage roof. New doors and work surface but kept the original kitchen units. Kept the bathroom but put in a new floor. Did this for about £10k. Now 18 months later we're looking at extending the kitchen diner into a big open plan room going out the back as you have suggested but also out to the side. Our neighbours have done similar and we think we can get it done for about 30-40k not including the kitchen. The side extension means a fair bit of structural steel so if you don't do this then it saves a fair bit - our other neighbours have done this. We want an open but defined space so we're looking at keeping a pillar (also cheaper) then having an L shaped kitchen diner around a more relaxed sitting and entertaining area. The idea being that for dinner parties you mill around and have drinks in here before going to eat. Also can have friends round for coffee etc while the front living room remains the primary TV watching area. We'd keep a small boot room off the back for the dog, a pantry in the middle and a toilet at the front. See below for some pictures that illustrate our plans. Comments (3)Thanks for the comments. Ellie the garden is at the back of the bathroom, but remodelling now isn't an option. When I say 'remodelling' I really mean knocking down the bathroom which is the old outhouse and extending/rebuilding, and we just don't have the budget for it at the moment. I envisage that when it is finally done, the bathroom will be smaller and we'll have another living space at the back of the house. At the moment with just my husband and I it would be an office or a dining room, but I suspect in 5 years time a playroom will be the bigger priority! Lisa Glad you agree re cooker placement. Agree that this is the cheapest option, but it doesn't solve my table problem - this is only sorted if I can put the fridge somewhere with the rest of the units. We've probably got £8-10k to spend on this now so I'd rather get it done how I like in one go. As far as I can see, the problem with using the space under the stairs for a table is that no-one will be able to sit at the table directly under the stairs on one side because it's so low, so we have some wasted space with table that no-one can use and the table has to come far further into the room for there to be space for 4 people to sit....See MoreSuggestions for open plan living dining kitchen for family of 6
Comments (23)Indeed! Lots of changes! I have 3 kids and having a front, separated lounge is essential: always tidy-ish and quiet-er! By putting a wall between lounge and kitchen, you could then use it to put floor to ceiling units in kitchen side( oven, fridge...) Then, get rid of units on left and have the space for the island of your dreams ! You could put a banquette on the right of the new extension , that might give you room for some seating. If it were my house, I would also make the entrance hall more spacious by getting rid of the first cupboard. ( maybe make the other one a little longer?) And as you only have 1 meter between the stairs and front door, I would open the front door the other way, so people walk in a spacious area, not a cramped space! I personally like a home with elbow room, rather than always have to squeeze by, going around furniture, bottled neck corridors, cramped hall where you cannot properly greet guests without brushing against each other... ‘Empty’ space can make a house feel luxurious... Please note that it is always best to get multiple quotes, so you can assess what the real cost is, in your area. Please note that, I also agree that the overall cost would be base on the scope of works or the list of works to be gone by the builder and the specification of the finishes to the installed within your project. regards Erwin...See Morerinked
