Comments (5)Some people have suggested before discussing with the council whether they'd consider a planning application for an extension. Other thing I think often you (Or at least I) struggle to find a house that has a layout that I think would work perfectly.. and there always seems to be bits I'd wanna change, so in someways having somewhere with the space to make it your own when you've got the funds could be a good idea. Other thing with current economic uncertainty, I think it's a buyers market.. plus being cheaper means you're probably not stretching yourself so much financially meaning if interest rates were to rocket you'd be able to buffer it more easily. Comments (8)Never sure about separate playrooms. If your children are young, you’ll want them in the kitchen/open plan space so you can all be together as a family during the day. If they’re a bit older, they could play (games consoles etc) in the front living room. I think your current design might mean you just have a walk way through to your kitchen with no purpose. How about opening up the whole of the back into one big space with plenty of built-in cupboard storage for toys? Kids are little for such a short time really, it seems a shame to ‘lose’ that space. Comments (11)Its hard to give a full breakdown of options without studying the full plans, your requirements and budgets. This is something you need to do with your chosen Architect. However, there are many options for adding windows and ways of making light bounce around the house, but if your architect has said you can't add more glazing you should ask why. I would suggest it is because it will start to impact the thermal efficiency of your house. North facing windows get no solar gain so by adding too much you could end up with a house that is difficult to keep warm especially if your house is older. You could upgarde to super energy effiecient glazing but of course that will come at a cost. Having looked at your existing plans it looks like your house has already had extensive work done. Unfortunately it doesn't appear like an architect was involved. A lot of the cost of your renovation will be in correcting previous mistakes and even then you will end up with columns in ever room unless you are willing to pay to have that corrected too. Comments (16)Just wondering, if we went back to the picture with the original design with a bedroom, bathroom and study area in the loft. Options one is bathroom under the eaves. The architect has suggested running the soil pipe down the outside of the building which I think a) would look ugly and b) would need extensive and expensive groundworks to join to main drains. I wound have thought running under the floorboards to join existing soil pipe behind the loo in the bathroom would make more sense? Option two is moving bathroom to the back by the window, into the study area. I was initially against this as it seemed to make more sense to enjoy the view with a bedroom/ study but I’m now wondering if this is actually the most sensible? If so I’m wondering about the layout for the dressing area/ reading nook/study area and if anyone has any good ideas? Thanks in advance for your help!...See MoreDina S
