Comments (4)My god daughter lives in similar house and she has an extending d/table in the front section (12 of us around it last Christmas) and no furniture along the wall next to the garage, so there is an effective corridor. She has a 4 seater sofa along long wall in rear and a small sofa dividing the 2 sections. This sofa can be moved further into the back section when d/table is opened out. There is also a rear 'sun-room' about 1.2m deep across the reception room and just behind kitchen it does not block window or light. At one end of the sun-room there is a wc. House is rented and they are wondering if LL would allow a porch across the front as new baby due and could leave buggy etc in there. Their garage is too short and too small for most cars, I would use it as utility room (access from kitchen or front room) and for life's detritus (bikes, boots, suitcases, tools). I have just put a sink into my garage, it is great for cleaning muddy boots and garden tools etc. and also for the builder to clean all the tools/brushes at the end of the day rather than my new sink! I used to work in an Estate Agency in London and we always advised never getting rid of the garage (+ unlikely you would get PP to change it in London.) But if you needed to use the space for living then put up a stud wall + insulation. He does everything from conversions to building home office cabins from scratch, with a pile of timber and your ideas. His team turn up with a load of Oak and a few tools but at the end of the job you have a handcrafted staircase for example - pure genius!
