Comments (21)Hi All, after some hiccups we've finally had planning permission, building warrants etc. approved and are sourcing a builder (again, thanks for your great advice). We're still deliberating over some use of interior space (the play room and hallway dimensions). I'm not sure we need the playroom to be extended (we could always do at a later date) and was thinking the wider hall (as per pic 2) may make things feel less cramped and, perhaps have some function other than a transition space. We‘re looking to buy a house (Horsham, West Sussex area) but for the house to work for us we’d need to build a single storey L-shaped wraparound extension (with modern flat roof, bifold doors), to make the existing kitchen at the rear corner of house (currently 3.5 x 3m) into a kitchen diner space of approximately 7.3 x 7.5m. We’d also look to part-convert the rear of existing detached garage to a utility, integrating it into the new extension, joining the space between the garage and house of approximately 1 x 1.5m. I’ve attached the current floor plan with my rough extension drawing/dimensions. Can anyone give some advice as to what this build might cost (ballpark) to a plaster finish with 1st fix services (and if cost estimate would include VAT)? Comments (6)Thanks for your replies, apologies for not getting back sooner. Our plan is to remove the walls between reception & extension, put in RSJ to support. Keep a small section of old kitchen for utility room & increase wc space. The reception room area will be our chill out space overlooking the new kitchen. Just finding it difficult to line everything up with the units running down one wall with an island parallel & dining table with all converging at narrowest point.
