Comments (13)I would find a great builder with links with a structural engineer to help you see what might be possible and how much it would cost. When you know that you have sufficient funds to proceed you should then consider the creative side of things. You can explore layouts with a designer, concept planner or architect. The architect may be the most expensive option but you would have their technical expertise. A concept planner sells only design but you can explore many layouts at a lower price point than the architect. A designer can work in the same way as the concept planner but can also help with the finished look and procurement. Comments (9)I would put back the missing door. It will make the house flow much better. It's likely to have been blocked up with a couple of sheets of plasterboard so wouldn't be much effort to remove. Regarding the front door facing the back door I personally like the idea of being able to see through the house to the back garden from the front door, but if it's not appealing to you then maybe consider moving the back door? Hard to make a suggestion without floorplans but usually swapping out a rear window with a door and the current door with a window is not a huge task as the structural elements, i.e. the lintels, are already in place....See MoreBought a flat - Now planning the works! Comments (5)I’d say it be a tight squeeze to fit in a 2nd bedroom. I’d put the bedrooms together and the lounge and bathroom in side return. Maybe leave a courtyard for light for the kitchen and 2nd bedroom? You could maybe open up half the wall between kitchen and new lounge. Just throwing out ideas! Comments (5)Emily the way you speak of your garden and plants fills me with joy! I planted a Birch in a very large pot last year and did lots of research. Would a forest tree work in a pot? I did lots of research from The Royal Horticultural Society and they said yes! There is a Birch called Betula Jackmanii and it has an amazing white trunk, so one to think about. Jasmine likes sun and shelter so the one near the house is in a perfect place. Other plants I can suggest are Cistus (pink or white flowers). It only grows to about 4ft and is evergreen. I visited an open garden yesterday which had a gorgeous courtyard garden where they served tea and cake. It had a large pergola too with a silver birch growing through the deck and up through the pergola! Here a picture of it.
