How can I maximise the space and have an open plan?

We are a family of 3 and we need help to get more space and create an open plan design. We have bought the house 3 years ago and we would like to open the space. We are not sure what we need and if it will be possible. Do we need a structural engineer? Or can we hire a company to do the design and work? Any help will be appreciated!

Just to check, you don't want to extend, you just want to make it more open plan? If so, would you be happy to have all kitchen/dining/living in the one space?

We have not tough about an extension but we are open to suggestions. :)

Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Unless this flat is to be a family home - or you're planning to throw lavish dinner parties, I would seriously consider how much storage you actually need, and perhaps start from what you need, rather than how much you can fit in. The ideas of a u shaped kitchen and a sliding door to the living room I think will optimise your space, and I'm thinking a sideboard in the living room would store your table crockery and cutlery, again reducing what needs to be in the kitchen. Looks like a lovely flat - hope you really enjoy doing it. A last minute thought - you can often get ex display units from top kitchen shops very reasonably priced.

I would say taking up a chunk of the otherwise useable wall with a radiator really isn't ideal. if you really can't afford to move it, then I would look at how beautiful/low the window is. If it starts low and the room is not super light, I'd be worried about blocking the light. conversely, if its v bright then def dont put TV opposite the window. I would def think about whether this is south/north facing before planning. looks like a lovely room, good luck!!

How big is a 6m open plan space ?

My kitchen is 6.4 X 5.1 m. We have a straight run kitchen with island with 3 stools. 2m dining table and 2 small armchairs. Our utility is not in kitchen. Your space is a bit bigger so you might get a small sofa instead of armchairs.

Hi Adrian .
I’m just on a coffee break - but saw your post - if you have a three story building ( or more) then you need to protect your stairway so that would stop you opening into the hallway. So the only opening up part you could do is the wall between kitchen and lounge.

"I was so wrong"? Not very inviting, dear. ;)

And yes, always get a structural engineer involved when opening up. You'll need to know which wall are loadbearing and such.
