I am looking for some advice on our extension. I have attached drawing and looking for some advice on where to put key bits of furniture. I’m struggling to think of how the room will look and want to make sure I’m happy with drawings before I go ahead. Dining area is going to be in space between current kitchen and living room and we are turning current living room into bedroom. The extension is going to be new family living area. Any ideas will be appreciated! 🥰

Hi, dimensions will be useful. If the front room will be a bedroom, will you have a shower room downstairs too?

Hi Laura, for starters Id put a full height window half way along the house, probably lining up with the dining table, about 90cm wide, this would give an outlook to the dining area and also a security window looking out at the utility door entrance. The next step is where will your tv go? this determines electric points and often the lounge layout, id look at L shaped layouts of smaller sofas say 2 x 180cm ones. The L shaped layout helps create 'place' rather than a barrier that one sofa might create. So two sofas family room L shaped up against utility wall. TV on outside family room wall. maybe sideboard under opposire window for games. Living room one sofa hall side another TV outside wall?...

The average cost of a 20sqm extension is £44,000. This varies across the country and can vary depending on choices such as the roof, exterior materials and glazing. Hi! It can be a little trickier to get a front extension than other types of extension. Is there any precedent for this in the street? It's not impossible to do, but it may need more of a robust argument and a higher standard of design to get planning permission to do it. For that you're best to work with a good architect who knows how to get planning permission. You have quite a nice buff multi brick, which could look nice with something like a zinc cladding adjacent to it if you want something contemporary looking that isn't render or timber cladding.
