Hi there,

The worktop overhang on the back of the island is 225mm so that the seating can be pushed underneath. Thanks.

Hi, Gillian, If you have the 300-400mm recommended above there is no reason not to have the seating area but yes, you would pretty much lose access to the drawer. You could replace the existing drawer/cupboard combination with just cupboards, if that is a possibility for you, that way you would get all the storage and could use it for items you don't need to get at very often. It's all a balance; how much you would gain by having the seating, vs losing the drawer (or having to re-do the drawer/cupboard combination).

Hello, if you want the dormer to go the full width of the roof/ bungalow then that is a dormer loft conversion and you'll need architect plans, structural engineer calculations, planning permission as you are making changes to the front of your house...this can take weeks. I've just had mine done under permitted development but my dormer is at the back of the house and the builder said 6-8 weeks for the build itself. It only took 3 weeks to build the dormer structure but a few extra weeks to do the internal works, electrics, plastering, bathroom etc. If you get a building company that does lofts day in day out, they will be quicker and than someone that only does the odd loft now and again. Best thing to do is to drive around your area, see if there are similar projects going on and ask the owners they recommend the company carrying out the works, get some quotes in.

How long to leave new turf?

I feel guilty watering too but some of my plants and trees haven’t been in the ground long enough to be able to survive this drought! However my grass has massive brown patches at the moment. Anyway grass is tough and I’ve had turf laid quite a few times and for different reasons (little kids big dogs and a christening) they’ve all ended up being walked on before they should and been fine. If we have storms and the new grass gets very sodden that’s the condition I might be worried about where trampling might cause damage and even pull it up.
