Renovating Design Dilemma

Converting study off kitchen into pantry

We are raising roof of existing study which is next to kitchen and converting it into a pantry. need to include food storage, hoover and cleaning product storage and a mixture of cupboards, shelves and work surface

We did love some of the suggestions above… but stuck with our original plan! Although we did change the kitchen layout from U-shaped to ”farmhouse” style, with the table in the middle and sink under the window overlooking the garden. The old dining room has become an office with two desks - partly due to COVID and the need to work from home and homeschool etc! We have also moved a lot of the children’s toy storage in here although they still bring things into the main lounge to play where there’s more room. At 8 and 5, they also actually now keep and play with a lot of toys in their rooms, so I think the old dining room will remain as more of a computer and homework room - it’s nice being able to shut the door! The ”study” on the plan is very much a workshop/gym/play room for my husband! We didnt want to sacrifice that space. It might turn into a teenage den later on perhaps, or even a downstairs bedroom for my Nan. The small upstairs bedroom has become a second office as I’m also still working from home (and my husband has too many meetings downstairs!). It houses our sofa bed too so acts as a spare room and my space to do yoga and sewing. Overall, we are pleased with how everything turned out. We quite like the option to have space away from each other and the flexibility to change the use of the different rooms. We do all spend a lot time together in either the kitchen or main lounge as plenty of space in both.

I’ve just been looking up on line at removing utility rooms and found people saying it’s a bad idea to remove a utility and it would devalue a 5 bed house. My issue with moving utility and the toilet to the front of the house as suggested previously is that it would be a lot of upheaval to not gain that much extra space. When what I want is a large kitchen/diner. The dining room is 12 *11ft and utility is 7*5 ft if we combined all 3 rooms we end up with 22ft by 11ft room. Convert 2nd reception room to utility room/bathroom or adjoin to 1st?

There's lots of different floorplan layouts which you can find by searching old posts. I personally don't see much point in a downstairs shower room unless there is a bedroom on ground floor - with loft conversion too, you should have at least two showers elsewhere in the house which should be enough most of the time - if you've still got the toilet in a separate room upstairs then I recommend keeping it that way so that someone can shower while someone else on toilet, saving lots of morning arguments - not everyone agrees with that though! Having a walk-in pantry accessed from the kitchen would be much more practical and valuable for re-sale in my opinion. Having a separate utility is also highly desired, and of course a toilet on ground floor. There are still a few different layouts that provide those rooms though - including using the space under stairs if it's got enough head room. I think a lot of people open up the reception rooms to get light from front and back into the 'middle room' - and they usually do the opening up if they can squeeze the utility and loo somewhere else (under stairs for loo and using your old kitchen space as utility for example). Or keep the front room as separate sitting room and the middle room becomes the dinig room with access from kitchen. At the end of the day, do what works for you and your family - chances are if it works for you then it'll work for others!
