Exteriors Design Dilemma Kitchens

Hello,
I have a need for a third bedroom in my ground floor flat and would like to expand in the side return and rear garden to create new kitchen/ living area with direct access to the garden. Also would love to squeeze in an en-suite.

Any thoughts on the layouts ? Where to place the kitchen in the extension? Kitchen currently in the en-suite bedroom (very dark and dingy)
What roof on the extension - pitched or flat? It’s a North facing garden so not great light or sun.
Any suggestions for the roof lights /
windows in the side return?
If I locate the en-suite in the side return next to the bedroom what I need to consider in terms of waste pipes/ toilet stack vent? Any suggestion on the layout of the bedroom? All waste pipes are located in the courtyard as well as a manhole.
When I remove the side and rear wall I read somewhere not to create “downstand”. What’s the price difference? Column or not column supporting the upper structure at the current rear corner ? Another option is to save some money and not to bother with removing the side wall and use the passage as a storage(only 1.2 m wide)

Any tips on what to do / to avoid would be very welcome!

Hi, The living area to the garden is the best solution offered. I would however suggest that you make a couple of changes to the kitchen/dining on that solution as follows:-

1) Make the kitchen a U-shape

2) Give up most of the peninsular as a double sided dining table - this could expand out into a circular form if preferred.

I’d say the third option is most ‘up to the min’ design wise - but swap the tv and couch so the evening sun won’t be on the tv screen .

Thanks all, suggestions really appreciated. Photos below from today! move in day swapped things several times but can't fit two sofas in so one now in conservatory, walnut TV unit won't fit in alcove so that will have to go :-/ which kind of matched other stuff, the TV suddenly looks massive! the chairs I'm thinking they just look odd and again too big in here, feels like things I've built up just won't fit. I think the old flat was a breeze to work with as no matter what did it looked great, this room not so much. The TV got lost in the high ceilings the art etc. This is like It takes up the entire room, The sofa works that's about it. Will keep rearranging hopefully get somewhere.

Hi Sophie. It's a lovely house. I might be inclined to continue the grey paint. Perhaps on the window ŵall to frame the shutters and also in the left alcove of the dining room but try it just up to the pillar. I would pull the mustard chair out of the alcove so it's kind of angled to the left of the fire. Move the footstool in front of that fire and add a small table and lamp in the alcove. If you're keen on a beni rug perhaps a cowhide in front of that fire. I'd also pull the dining table out so its under the light. Do you have benches both sides as chairs might be nice on one? Living room, I might go for a round mirror in silver to tie in with the other but add a large vase of some faux greenery/flowers on the left of the mantle which will tie in with the tiles, Do you have pics of the other side of the room and alcove measurement re layout and tv unit? Does the tv actually fit in the alcove? I do like your existing coffee table as it ties in all the white, if not I'd use a trunk. You could use chandeliers for the room or something contemporary perhaps with texture. What style are you after?

Moving the TV may help but you will still hear it. You would require 2 boards on either side of the wall to achieve the desired reduction in noise. The only thing that would work would be acoustic panels or upholstered that will absorb the sound.

Sorry I meant tv to the other wall ! ie the west wall ! There’s not a coach on that wall is there ! Lol !

I like the living area near the garden, would consider an L shaped kitchen with a table in the middle.
And if it isn’t too much upheaval I would consider making the middle bedroom en-suite instead of the smaller one near the kitchen.

Hi Yvona

I think the 3rd option works best. However, I would suggest that you consider the following. 1 the gap between the kitchen units and island, this could be reduce to give you move living room space. 2 a larger combined bathroom & shower with a wc under the stair. This option will reduce your storage space, but give you a nice bathroom. You could also introduce an additional door access into the middle bedroom too. 3 option to introduce one large bifold and one door to the external garden wall.
