Comments (4)If you ask a pro to come over and go through some of your ideas - they would maybe be able to tell you how best to go about saving money on the project - one of the biggest time and money savers is planning ahead - making sure you don't deviate from the plan ie not changing your minds halfway through - so think about the end goal - and plan - down to the last tiny detail ! Comments (12)Given that the wall where the hob is 2 meters in the Kitchen would it help if you have full height units along that wall instead of a few wall units. You can have a fridge freezer then a tall unit to house your oven and or microwave and have a corner sink. or have tall units on either side and have the sink where the hob is currently. that will help increase your storage space and also have a lot of units put in. You could then have a 1.8 meter kitchen island with your hob etc with more storage and breakfast bar etc. if you can extend into the current dining area slightly even 60cm that will help add another tall unit. Presume you already have a toilet under the stairs. You could move the current door at the back which is on one corner to the middle with bifold doors as you will not have any units there. That will give you more light and a view of the garden. you can build a utility room with your washing machine dishwasher and also have a pantry . As it is one open space would try to have a raised dining area even if it is 15cm and drop it back in the kitchen area. That will give a bit of height in the dining area and guests can get a glimpse of the garden even when they are seated beyond the kitchen island… Would recommend a wooden floor running all the way from the living to the kitchen. i would lay it in a Chevron pattern drawing your eyes all the way to the garden. if you raise the floor in the dining area, you can create some clever storage there....See MoreIdeas for layout of open plan kitchen/dining/family area?
Comments (17)I made two different layouts of your house. Hope it may inspire. Left: First floor similar to yours, but some tweaks on the wardrobe and ensuite area, to make better use of the space (in my opinion). Ensuite is 170cm wide, so either walk-in shower or bath tub would fit. Hinged or pocket door, I'm not set on a type. Created a landing cupboard for towels and such. Utility could be a bit wider, as 160cm is tight. Hallway has a shelf or shallow shoe cabinet next to the front door, more place to stand and welcome people. Coats with bench can go a bit further in. Lounge rotated as interior psychology makes us feel more at ease when we can see who's coming in. Kitchen in C shape, nice looking hutch opposite, tall units in the middle of the room, bench with storage (under and above) top right with table. And an extra sofa. Right: First floor completely different. Extension has two smaller bedrooms and new bathroom. Two bedrooms on the right turned into master suite, bathroom wall moved over to the right. Again added a landing cupboard. Kitchen diner with an island looking into the room (though the whole thing could be rotated ccw if you don't want the sink to go under the window), round table with very comfy chairs, so a sofa is not required. Comments (2)You would have plenty of space to create a large open-plan kitchen diner and maybe even a small seating area. It's hard to say much without the plan dimensions for the space. With our layout package, we usually start with an in-depth brief which looks into how much storage you need, how many people you need to seat, what items you already have for the space, how the light works in the room - and much more, to work out the best layouts. It may be worth asking yourself a few of these questions to start getting an idea of how much space the kitchen requires and where this is best placed in the room. Given where the utility is, I would personally begin by looking at a dining table at the front of the house and a kitchen on the two side walls at the back along with an island and or peninsula combination. I hope this helps - I think you are going to end up with a really lovely looking open plan area. Do also bear in mind though that to me, this wall you would like to move looks like a structural wall so a beam maybe needed which would up the costs a fair amount - so if you have a budget I would begin by looking into this and talking to some builders or structural engineer if you haven't already.
