How to use the space?

We have space for living, dining room and a separate study/bedroom which I would prefer to keep. The kitchen is too small for us and doesn't have much counter space but as it will take all of our savings to knock the wall through to the dining room, I am really keen to get the space right first time. Any suggestions for how to layout the kitchen to get the most counter tops and use the rest of the lounge and dining space? We have 2 teenagers!

Hi Julie,

Below could be an option.

Can still be worked on, but the principle is to have two L shaped sections, leaving both circulation routes to dining & utility. You loose a bit of open space in the corridor, but it's quiet efficient for the kitchen/dinning, and you still have light from glass partition/doors. Would be better to put it CAD to see it in scale, but hope this gives a bit of inspiration..

P.S. Generally I'd check opening up the plan with Building Control, to make sure there are no issue with fire escape.

Have you seen the 'idiot abroad' show where he has an ensuite shed in his room in India? This reminds me of that brilliant episode and how useful it is to essentially have a shed indoors - love the paint store already on top of your utility but perhaps a indoor treehouse for either adults or kids to enjoy? Seriously though, think hard about whether you really want utility in the kitchen before getting rid of this eccentric gem.

Hi all, A few of you are right, there is currently a doorway from the hall into the playroom, but my husband didn't want two doors into that room! He thinks we won't use both but I have a feeling that, again, I should've stuck with my original idea of having both doors. So, thanks for your thoughts on this - I think we'll be keeping both doors! We did play with the idea of having the utility betwen the playroom and kitchen, or indeed the other side of the house (as you have done jonathanb1972) but the utility room wall is load bearing and because of other work we are having done, we are already having a lot of steels = costs! although it's is a great layout, we couldnt justify the extra expense of also moving soil pipe etc. I should've said that where the shower room will go is already a toilet so we'll just upgrade that. I am wondering now whether to move the french doors over to be near the dining area and have the lounge/living area more snug-like. As you can imagine my husband just wants me to stick with an idea so he can get on with things, but usually when I am not sure, it's because something isn't right - it's just a case of working out what that is, then ta-da! it all drops into place! I think it must be some sort of sixth sense or something, which can be annoying, but when it works, it's great!!

Hi I agree it is a bit big to be called a hallway, however, on either side of it I have a snug with lots of book shelves and my favourite books (first photo) and open fire and a sitting room again with an open fire. The kitchen is small and I have put an Ikea Island in the middle of it as a table would not fit, I also have a 'dining room' where our kitchen table lives, so we don't have much furniture left for our 'hallway'. My sofa is old and is going. But I leave the front big wood door open during the day and the glass porch door closed so I get light through this room, it is lovely in the morning, very bright and I would like to use it more. It just looks like a corridor at the moment. I also have a lovely easel which I would love to put in this area so I might be drawn to do some art. Its sounds like your new home has a lot of potential! I personally would keep the chimney as a feature as it adds character. You could have a sofa against the wall with the stairs and one against the top wall and a rug in the middle. You could also have a tv on either the left or right hand side of the red mark. I do think shelving is a good idea for a bit of storage, ornaments, plants, photos which brings a homely/warm and lived in feel to your home. https://cultartfusion.com/collections/furniture

I'd leave it separate, especiallty if you have a nice glass partition and door there, but dont be afraid to explore the open option in the design stage.
