How to move the bathroom upstairs in our Victorian semi?

Any suggestions welcome!

We want to move the bathroom upstairs (two young children so not very practical at the mo for bedtime routines)! But how can we do this without sacrificing a bedroom? We understand we may have to make a bedroom smaller or do an extension. We also thought about reconfiguring the stairs and having the bathroom in the current hallway upstairs or even extending the loft conversion and having the bathroom on the top floor. Not sure what people’s thoughts would be on having the bathroom on top floor?

Our budget is up to £50k. We’ve only just bought the house so don’t want to do anything that will negatively impact the value.

The plan would then be to knock through the kitchen and have a more open plan space downstairs. We like our current kitchen so happy to keep the units.

Hi,

Assuming you can extend the first floor in an efficient way, this could be an option:

Can't tell purely from the plan what the implications will be, depends on the type of your current side return etc.

Putting the main bathroom in the loft would be a bit much in my opinion.

Thanks this is really helpful suggestion. we could extend out to the side. Do you think it would work having the bathroom and a separate toilet so close together? It wouldn’t matter to us.

I love your new plan. You are right to make the doorway from the house to the bathroom, you only need a concrete lintel above it, the wall will be fine! ( Any builder can do this! ) Can you spin the bath round so that it's under the window though?? You will probably have enough room for a storage unit to the left of the door as you walk in. Aswell as running Bagpuss,... we are experienced property developers and i always do all of the plans, and purchasing of materials etc.........also, 50% of the labour with my husband most of the time. It pays to know what's possible sometimes. I get up really early, so, following on from your latest plan, I 3d'd it for you, as i had nothing better to do. You an normally turn the stairs 90 degrees and squeeze a bathroom in between the 2 main bedrooms whilst creating separate access to the third. Or consider a loft conversion.

@Jaya Garella I wasn't 100% sure what you meant by 'the bras'? haha. none of the tiles on the mock up pic are anything I have specifically chosen - they are the least offensive on the app I had which is a house mock up program and not specifically for bathrooms. I would need a splashback with a sink unit though as that back sink/wc wall is just a wood frame at the moment so will need plasterboarding. Part of me wants to avoid the grey as although I love a rich grey, the rest of my house is off black by F&B so very dark and moody. In the tiles in a small room it might be a bit drab? I'm also struggling to find patterned tiles that I could put all over the bath wall and bath that wouldn't be too much ie too large a pattern or too small. I would then have to have maybe a wood effect (vinyl or tile) on the floor as I think pattern on the floor and bath panel and large wall might be too much? You don't see the bath wall when you walk in as the door opens to the left and hides it. Trying to find some industrial glam images of alternative options as I'm a bit stuck in a rut with it and my bathroom fitting team is a bit old school so not up on design! haha

oooo so a two story extension effectively? sounds beautiful. I doubt I could afford this - I was budgeting £30k for a single storey extension to the kitchen and £6k to reverse the staircase. I wonder, do you have a v rough idea of what a double storey extension would cost? (in Bristol) as that does sound amazing - I know you cannot be exact - I can only extend the same length as the kitchen as the garden is pretty small at the back ..

Personally I'd move the small one downstairs and take the wall down to light up the hall. In any case having two toilets in such a big house is almost a must.
