How to move the bathroom upstairs in our Victorian semi?

Any suggestions welcome!

We want to move the bathroom upstairs (two young children so not very practical at the mo for bedtime routines)! But how can we do this without sacrificing a bedroom? We understand we may have to make a bedroom smaller or do an extension. We also thought about reconfiguring the stairs and having the bathroom in the current hallway upstairs or even extending the loft conversion and having the bathroom on the top floor. Not sure what people’s thoughts would be on having the bathroom on top floor?

Our budget is up to £50k. We’ve only just bought the house so don’t want to do anything that will negatively impact the value.

The plan would then be to knock through the kitchen and have a more open plan space downstairs. We like our current kitchen so happy to keep the units.

Hi,

Assuming you can extend the first floor in an efficient way, this could be an option:

Can't tell purely from the plan what the implications will be, depends on the type of your current side return etc.

Putting the main bathroom in the loft would be a bit much in my opinion.

Thanks this is really helpful suggestion. we could extend out to the side. Do you think it would work having the bathroom and a separate toilet so close together? It wouldn’t matter to us.

Hello. The cheapest & most efficient way forward is to find a good local architect to help you with the layout. From my experience with similar houses, I know the following 1. that they are feel even narrower in real life than shown in any drawing. 2. that you can achieve better design layouts that allow you to avoid the "long skinny bedroom 2". 3. Similar houses that I have dealt with have low headroom in the loft. So any future loft conversions require due attention at this stage. 4. I know that the floor joists usually run parallel to the flank walls, so you can buy a straight flight of stairs off the shelf that would cost less than £1000 to supply & fit. 5. Storage is usually lacking in these types of houses. Getting an architect to see your house & to come up with design layouts based on accurate measurements will help you create a space that works. It will save you money in the long run.

I love your new plan. You are right to make the doorway from the house to the bathroom, you only need a concrete lintel above it, the wall will be fine! ( Any builder can do this! ) Can you spin the bath round so that it's under the window though?? You will probably have enough room for a storage unit to the left of the door as you walk in. Aswell as running Bagpuss,... we are experienced property developers and i always do all of the plans, and purchasing of materials etc.........also, 50% of the labour with my husband most of the time. It pays to know what's possible sometimes. I get up really early, so, following on from your latest plan, I 3d'd it for you, as i had nothing better to do. I'd go for option 5 for upstairs as you can make the attic room into a bedroom further down the line. I wouldn't want a windowless bathroom and it'd be easier to run plumbing directly over the former bathroom. Honestly speaking, £11k is not going to cover the upstairs bathroom and kitchen unless you're very handy and are going to do most if this yourself. Even then a new kitchen will blow that budget. I would do the upstairs bathroom and use whatever you have left to rip out the old bathroom suite, lay some lino and have a WC / utility room with the hopes of a bigger renovation of the kitchen/dining/lean-to space further down the line.

Personally I'd move the small one downstairs and take the wall down to light up the hall. In any case having two toilets in such a big house is almost a must.
