Plastering question

(once lockdown is lifted)
Can artex (non asbestos) be plastered over? Or will it need stripped off then plastered over. Trying to work out my budget.

Yes I had mine plastered over about 10 years ago and it still looks good. No need to remove the artex.

Well, the interesting thing about the Swiss market/Swiss - the majority do not buy property (73-76% rent) and based on the properties we viewed, they aren't really all that bothered about interior design (many people may live in a house 20-40+ years without updating unless broken - sorry we are talking Swiss people in the middle class range - not the super wealthy!). As a result, you get some very modern/stark new build design slapped up next to a faux chalet up next to a wooden farmhouse next to a rather hideous 1970s bungalow. As for the interiors - things tend to last (solidly built - REALLY solidly built) and high-quality materials, if sometimes ugly. It is also PAINFULLY expensive to do renovation work (can run 2-4 times what you'd pay in US or UK for simple improvements and the selection of materials / options are limited unless you import). So, people generally price for the neighborhood, take what's in the house and live with it. Because many/most of the walls tend to be structural/load bearing (and made of 2 layers of brick or concrete with a layer of insulation) you just don't get a lot of weekend 'knock down the wall' projects. I think we will plaster in between the beams and leave the beams/support exposed (to stain/paint or not to stain shall be determined) - kind of like the pale grey-blue option, especially as we have a lot of skylights in the roof. At worst would put a lot of blue or grey into the white and maybe just re-finish the beams to tone down the orange/yellow due to aging. More fun stuff to come! Especially if we follow through on our threat to attempt to tile a bathroom/shower stall by ourselves....

We recently did this on our renovation of a similar aged property, my dad was the builder so I’d trust that for us it was the best option and not a money making ploy. The old plaster was in an ok condition although I’m not sure how great it would have looked after the wall paper stripping. For us the pros and cons where: Pros: We could easily hide all the pipes and wiring inside the new walls. We could also put the plug sockets, light switches, internet ports, were ever we wanted them. We got a nice clean finish that’ll last and is inline with everything else that’s newly fitted. We could add insulation between the external walls and new plaster (we used Celotex which have has made a huge difference) We could shuffle the walls a little bit to make the bathroom and hallway bigger. Piece of mind, you might uncover something hidden under the old plaster that needs fixing. We found a dividing wall that wasn’t tied in and a crack that needed pinning. Getting it out the way while the House was a mess anyway. Cons: Cost, it wasn’t cheap. It took a while, it added around 4 weeks onto our project. It was hard work as we did all the finishing decorating ourselves. The new plaster will need to be mist coated and painted which is around 4-5coats of paint. You’ll need to have new skirting, picture rail and architrave fitted (and this also needs painting). The plaster will crack as it dries out over the first year, so you will need to touch it up. We did this ourselves and it took a weekend. We intend for the property to be our ‘forever’ home and were doing a complete renovation upstairs and downstairs anyway. So for us it was worth while. My understanding is that we had a penetrating damp problem in that area of the wall prior to the renovation - when we removed the tongue and groove as part of the renovation the wall just fell away right back to the brick. Presumably the external brick work in that area had failed pointing and as a result the wall became saturated. But this was hidden under tongue and groove for 20 years. That area (we're talking about approx 2.5m x 1.5m) had cement hard coat applied owing to it being stripped back to brick then top coat plaster. The other areas just had a plaster top coat applied to whatever was already there. So that area has more to contend with for sure when it comes to drying out - we have an area with potentially saturated bricks, then hard coat, then top coat. The condensation in the room is a secondary problem that is adding to the issues but not the cause of the problem. In that the condensation in the room is going to the problem area of the wall because it's cold. And as such the wall might be trying to dry out now we've had the pointing fixed, but the condensation is keeping it in a constant state of damp. Hence why the damp specialist said to manage the condensation and it will eventually dry out. I'm just wondering after being done for 8 months, and 2 months of managing the internal condensation environment, that we should call the job as well and truly jiggered and start again.

When you talk of removing plaster, do you realise that in a modern house like yours the plaster is likely to be a skimming of plaster over plaster board so basically its impossible to just remove the plaster. To take this all back to basics, you need to understand what your house is constructed of - what makes up it’s layers, so to speak - and how its constructed. When you start to get quotes from trades, say an electrician, they will tell you what they want, such as cutting out channels for the trunking, wiring etc. Don’t start taking out everything in your house without taking some advice from a builder. Also remember any builder worth their salt will be busy and don’t pay anyone ANY money up front. they will invoice you for work they have completed. Don’t take the ceilings down or try to get the plaster off until you’ve spoken to a plasterer. Again, plasterers are hard to get hold of as there is so much housebuilding going on and belive me its not a job you can do yourself. (Unless you are a plasterer). Also, as you are a beginnner, you will have plenty to worry about other than the colour of the bricks! If the bricks of neighbouring houses look similar then possibly it’s weathering. As long as the pointing is good, don’t worry. Also bear in mind the shortage of materials and increasing costs when you are planning work. having said all that it is exciting and rewarding to do up one’s home. Good luck and enjoy!!
