Comments (4)Hi Samuel, thanks for getting back to me. I think an extension would help and you have got the space for it. Roof lights will bring a lot of light into the extension and you could have a flat roof or mono-pitch. The only issue perhaps is by extending the house would be a little 'bottom heavy' but my thoughts are most of one's time in the home is spent downstairs! The extension wouldn't need to be as long as I've done it, and if you're under 3m from the current back wall you could potentially do it under permitted development (providing you meet the other criteria). If you wanted to extend, this what I was thinking. I've put together a little mock-up quickly, leaving the washing machine etc at the front of the garage. Door would need to swing the other way probably. Kitchen layout would need some thought. Might be nice to use the reduced height in the garage for office/ snug with new glazing to the garden. If you need more storage/ the utility wall could move to give you more space with a smaller snug area. Yellow boxes are Velux and green is flat roof windows could be put anywhere really/any size. Comments (10)Again putting in a door isn’t cheap but can easily be done (note the very important lintel above the door in your photo). However in this instance I would be inclined to put the door in the rear wall of your proposed extension immediately opposite the existing external double doors in your dining. This would ensure free uninterrupted flow through the house and would bring in light and offer views out from the dining room. It would also retain the twin aspect front to rear. If they are in good condition then you could relocate these doors to this new location in the proposed extension. This would save funds forking out on opening up a doorway in your existing house wall and purchasing new doors. You could also move the lovely light above the door or retain it in its current location. I wouldn’t put internal door between the new kitchen and dining. Leave it open. Taking onboard what Neasa suggested. Have you considered how much use you would get from your dining room? It is a big chunk of the ground floor space. Could you make do with the existing small kitchen but reorientate it by blocking off the door into the hall and flipping the U shaped kitchen 90 degrees. This would allow a kitchen island or peninsula between your existing kitchen and proposed extension. The existing dining could become a snug, office, library, music room, whatever takes your fancy. Do you have space to fit a utility in the hall up against what was a door into the kitchen but is now a proposed wall? Comments (8)I think it's important to look at the functions you need your home to fulfil for you and then you can start to allocate space to these functions. Are you looking for a 4th bedroom, is this as a bedroom or is it a guest room/office/property value reasons. This will say if 1-2m is enough. Car ports are worth googling, they have been designed for years and are much less expensive than cantelevering but give you that side access. Do you use some of this as a utility room or as the garden shed storage, it's working out the brief that will help work out what work is needed and what can be combined elsewhere. I've just worked with a couple who were resigned to a £50k extension in a few years because their sitting room is too small as the dining table has to go there …rejig of the kitchen and it's a kitchen diner and suddenly the sitting room is twice the size and the extension is now an option and not a requirement.
